NEXUS ENVIRONMENTAL SITE ASSESSMENT
To satisfy the requirements of a
lending institution and the NJDEP, Metro Nexus retained Langan
to perform due diligence, compliance filing and site closure activities
at a 75-year old, 1,150,000 square foot, multi-tenanted industrial/commercial
complex. Due diligence activities entailed historic file review
to document prior property use, and governmental agency records
and databases, as well as, site reconnaissance and interviews
with key facility personnel and government officials. These activities
identified environmental conditions associated with property tenants
and industrial infrastructure, such as USTs, transformers, asbestos,
lead-based paint and groundwater impacts. Upon Metro Nexuss
purchase of the property, a Phase II ESA was done in accord with
ISRA Site Investigation requirements. A joint investigation of
tenant related ISRA applicable areas of the property, and non-ISRA
applicable areas of the complex were performed under an executed
Memorandum of Agreement prepared by Langan. Langan successfully
guided over 30 ISRA applicable tenants through the ISRA process.
Langan also defined impacted soil and groundwater areas of the
property to support a Deed Notice and Groundwater Classification
Exception Area remedy, and successfully closed multiple USTs associated
with former industrial use.
