SKYMARK CORPORATE CENTER
This abandoned former paper mill site, adjacent to the NJ Turnpike and Route 46 in Ridgefield Park, is slated for Brownfield Redevelopment. Zoned for intense development, the client has proposed three 21-story office towers and a conference center / hotel, all with attached multilevel parking garages. SkyMark Corporate Center’s 2.2 million square foot floor area will allow the Village of Ridgefield Park to utilize this parcel as intended, while remediating existing environmental conditions. The proposal is sensitive to traffic generation and movements, requiring new access ramps and bridges for ingress and egress onto the roadway system. Langan’s traffic / highway experts provided innovative solutions to secure an efficient design with existing ramps and interchanges to handle the projected traffic. Pre vs. post development traffic impacts were modeled by Langan and testimony provided to the Village board and the public. The project has received Village, Bergen County Planning Board, Soil Conservation, NJDOT, NJTA, ACOE and FAA approvals.
