Langan completed a Phase I/Phase II Environmental Site Assessment (ESA), which identified chlorinated solvents in the soil and ground water as a result of discharges from a former dry-cleaning operation in the basement of the hotel. Langan also completed comprehensive asbestos surveys and monitored the abatement. In addition, Langan performed geotechnical engineering studies and comprehensive and innovative pile load testing programs, and inspected the installation of the piles.

A Phase II ESA revealed petroleum contamination and free floating product (FFP). Langan conducted a site assessment in accordance with Chapter 62-770, FAC and managed the cleanup, removed free product, and monitored ground water. Langan’s geotechnical engineers designed high-capacity augercast piles to support the 57-story tower and tested the piles using an Osterberg Cell (O-cell), the first time ever that an O-cell was used to test augercast piles.
