The 505 Greenwich Street development consists of twin 14-story luxury condominium towers on a confined urban site in New York City’s Hudson Square district. Langan performed geotechnical and environmental investigations and assisted the Development Team in obtaining a use variance from the City of New York.

Langan provided a full range of design and engineering services for the construction of two 48-story residential towers at the core of Jersey City’s Colgate Waterfront Redevelopment Area. This joint venture development features retail space, 900 luxury residential units, and a rooftop garden on top of a 10-story parking deck.

Walnut Ridge is a 92-unit townhouse development located in Lower Southampton Township, Bucks County, Pennsylvania. The 20-acre site is located on a hillside with a significant change in topography of over 90 vertical feet. Design elements included stormwater conveyance and utility infrastructure for the proposed roadways, naturalized landscape design and buffering, and roadway widening along a Pennsylvania State highway. Wetlands permitting issues involved individual permitting and mitigation design for wetland disturbances over 100 linear feet.

The Maxwell Place development consists of a large, luxury residential waterfront development. Numerous industrial structures once occupied the project site, which was partially reclaimed from the Hudson River. The 12-story residential buildings, with a combined footprint area of about 170,000 square feet, were constructed in three phases, along with associated below- and above-grade parking structures. The adaptation of the foundation systems to the highly variable subsurface conditions created substantial cost and schedule savings for the development/construction team. The project also included the first ever deep dynamic compaction improvement in the history of Hoboken.

Langan provided landscape, site architecture, site/civil engineering and urban design services for the redevelopment of an historic Roosevelt Island hospital complex as a luxury residential development. Langan designed the adjacent streetscapes, waterfront esplanade and a 2-acre eco-park with a geothermal sculpture garden. The use of native species was part of a “green” strategy by which Langan assisted the architect in achieving a LEED Silver rating. Langan also designed the rooftop garden, tennis courts and pool that sit on top of the large underground parking structure.

This 8-story luxury residential building is located in the Hells Kitchen neighborhood on the west side of Manhattan on a site with former industrial and commercial uses. The building boasts an 11,000-square-foot bi-level rooftop garden for residents. Langan provided a full range of design, engineering, and environmental services including the demolition of existing structures, removal of asbestos, underpinning of adjacent off-site structures, streetscape and utility improvements, and the landscape design of the rooftop garden.

The 13-acre Hope VI residential development included 153 rental units and a 2,800-square-foot maintenance/office building as part of the Newark Housing Authority’s 750-unit redevelopment at the Central Ward. The new neighborhood features the rededication of formerly vacated streets and the creation of new streets with several neighborhood pocket parks.
