Toyota ROB and Training Facility at the Columbia Tech Center

OVERVIEW
This 38,800-SF office development features educational and training spaces for a worldwide motor vehicle manufacturer. The project features several parking lots, a covered outdoor courtyard, and mature landscaping. Civil challenges include City standards mandating on-site infiltration, which was achieved with above-ground bioretention planters in the parking lots and appropriately sized storm lines. During construction, a pressurized sewer line was discovered to be higher than expected based on the provided as-builts; Langan put in considerable effort to regrade the site to avoid having to reroute the system at great cost and delay. The design required very stringent sidewalks plans, reconfiguration of the parking lot to achieve the number of required spaces, and regrading to remove all steps from the site, at the client's request. In addition to design of the core and shell, the project effort included tenant improvements for the high-profile building occupant.
