4 Taft Road

OVERVIEW
4 Taft Road is a former industrial site currently being reviewed under New Jersey’s Industrial Site Recovery Act program. Langan is providing various environmental services for this project, including a remedial investigation of chlorinated volatile organic compounds in groundwater. This investigation includes well installation, sampling, aquifer testing, hydrogeologic modeling, vapor intrusion sampling, and reporting, and will conclude with issuance of a Site-Wide Remedial Action outcome.

Santa Rita Middle School

OVERVIEW
Santa Rita Middle School is a state-of-the-art facility serving approximately 1,000 students in 6th-8th grade. Located within the Santa Rita Ranch master-planned community, the school offers over 150,000 SF of academic and support space, as well as innovative technology and competition-level athletic facilities. Langan provided various site/civil and landscape architecture services during the design and construction of this project.

Poitras East – Lake Nona Greenwood

OVERVIEW
Lake Nona Greenwood, also known as Parcel N-5 Multi-Tenant Retail, is a four-acre lot containing approximately 24,000 SF of commercial development. Located within the Poitras East portion of the Lake Nona master-planned community, this project includes two commercial buildings and a 180-space parking lot. Langan is deeply familiar with the site, having worked as the site/civil engineer responsible for mass grading and stormwater management design and permitting for the entire 800-acre Poitras East property, as well as the utility infrastructure for the overall commercial development. We also coordinated with several agencies during the permitting process, including the City of Orlando, South Florida Water Management District, Orlando Utilities Commission (Water and Electric), Orange County Utilities, and Florida Department of Environmental Protection.

La Vista Park

OVERVIEW
Located on a former quarry, the 50-acre La Vista Park will provide passive and active recreation and views of San Francisco Bay. Plans for the community park include ridge/bike/pedestrian trails, sports fields and courts, an amphitheater, a yoga lawn and celestial garden, an art walk, picnic areas, dog areas, and a farmer’s market. The park will also include a large detention basin and bioretention area. Langan is preparing a design-level geotechnical and geologic investigation report with recommendations for site work, grading, foundations, flatwork, retaining walls, and pavements. Our services include exploratory drilling, laboratory testing, geologic reconnaissance field mapping, slope stability analysis of slopes under static and seismic conditions, and evaluating options for park grading. We will also provide geotechnical observation and testing services to monitor QA/QC during construction.

Montgomery County Justice Center

OVERVIEW
The Montgomery County Justice Center is a complex three-part project including consolidation of the court and administrative facilities, construction of a 325,000-SF modern justice center, renovation of the adjacent historic courthouse, and development of a 57,000-SF public park. The project poses several challenges, such as maintaining courthouse functionality during construction, creating an accessible public park in a steeply sloped area, and addressing naturally occurring contamination. Langan conducted boundary, topographic, and utility surveys, provided supplementary data collection within the historic buildings, reported potential traffic impacts, and obtained permits and approvals. We also contributed to the project’s sustainability by helping develop an innovative stormwater management approach with green roofs, stormwater reuse, rain gardens, and evapotranspiration using native plants.

11 Crown Street

OVERVIEW
Located in a transit-oriented development district, this 81-unit mixed-income housing project replaced several city-owned properties including the former Record-Journal newspaper headquarters, which was demolished. The project encompasses a four-story apartment building with conference rooms and a parking garage, as well as 18 three-story townhouses. In total, 80% of the residential units will be affordable and 20% will be market-rate. The development was designed for Passive House construction in compliance with Passive House Institute US, or PHIUS+, certification criteria. Langan navigated site grades and strategically developed grading to minimize earthwork and rock removals, provided an efficient site layout that included all necessary elements on the irregularly shaped parcel, and collaborated with city representatives to design utilities and stormwater management systems.
