St. Luke’s Upper Bucks Campus – Women’s Health Center, West Wing

OVERVIEW
The three-story, 118,000 SF West Wing building at St. Luke’s Upper Bucks Campus includes an 80-bed women’s health center with a cancer center with medical offices, infusion, radiation oncology, and expanded obstetric services. Langan’s involvement in this project began with acquisition support to aid the campus expansion, including extended due diligence, concept planning, cost estimating, and negotiation support. We conducted significant natural resources permitting to offset potential impacts to adjacent wetlands and waterbodies; provided land development design, permitting, and approvals services; and performed construction oversight and coordination. In addition to on-site development, the project also required major widening and associated improvements to the roadway, intersections, and signals along Route 663 (John Fries Highway).

Moxy Hotel

OVERVIEW
The Moxy Hotel is a seven-story, 163-room development located in St. Petersburg’s vibrant EDGE District. The hotel includes a 7,000 SF outdoor garden space, retail and co-working space, and a rooftop pool, bar, and lounge. Langan conducted Phase I and Phase II Environmental Site Assessments to identify environmental conditions related to the property’s previous use and proximity to a historic railroad. We also performed a geotechnical investigation and provided foundation recommendations based on our findings. Our recommendations included a two-phase ground improvement approach to support the structure on a shallow foundation system, which resulted in substantial cost savings for the client.

300 Kansas

OVERVIEW
Located in San Francisco’s Design District, 300 Kansas will be the city’s first advanced manufacturing and R&D space. The six-story facility will provide 150,000 SF of R&D space; 45,000 SF of vehicle floor space for prototyping, testing, and demonstrations; a rooftop garden; and collaboration space for employees. Langan performed a geotechnical investigation to evaluate subsurface conditions and provide recommendations related to the foundation system. We recommended a mat foundation, as well as a soldier-pile-and-lagging shoring system to retain the variable soil and bedrock and accommodate the planned overexcavation in the northern part of the site. We also observed the site preparation, excavation, and installation of the temporary shoring system.

Saint Joseph’s University – South Campus Walk

OVERVIEW
The South Campus Walk at Saint Joseph’s University provides access to Mandeville Hall, Barbelin/Lonergan Hall, Francis A. Drexel Library, and the western side of campus. The walkway showcases thoughtful design and grading through the inclusion of a stone seat wall crafted from reclaimed materials to match the buildings. Langan designed the walk alignment to provide an ADA accessible sloped walk, which replaced a stairway that had previously restricted access. We also preserved existing trees and paving materials while incorporating native and adapted plantings to stabilize steep slopes and provide variations in color and texture. Prior to the start of this project, we assisted with grant writing and securing funds from Pennsylvania’s Multimodal Transportation Fund.

Estela – 414 & 445 Gerard Avenue

OVERVIEW
Estela is a 600,000 SF residential building with 544 units (30% affordable) located in the Lower Concourse Infrastructure Investment Strategy Zone. Poised to be one of the most sustainable multifamily buildings in the city, the development participated in three New York State Energy Research and Development Authority programs and will feature green building systems including rainwater harvesting, solar panels, car charging, and a cogeneration plant. Due to the site’s location in a Brownfield Opportunity Area, Langan’s environmental team provided services related to the New York State Brownfield Cleanup Program, including applications, a remedial investigation, and a Remedial Investigation Report and Remedial Action Work Plan. We also developed Builders Pavement Plans, obtained approvals for storm and sanitary sewer connections, conducted a subsurface investigation, prepared surveys, and established control points throughout the project. Additionally, our hazardous materials team provided demolition documents for a building at the site.

ConnCAT Place on Dixwell

OVERVIEW
Connecticut Center for Arts and Technology (ConnCAT) provides job training for unemployed and under-employed adults interested in the health sciences and culinary professions. ConnCAT’s new headquarters anchors a 300,000 SF, four-building, multi-use complex, which also includes space for residential, office, retail, restaurant, education, and childcare, as well as structured parking and a public plaza. Langan conducted a topographic survey, provided permitting strategies, and developed site/civil drawings addressing layout, grading, drainage, site utilities, and sedimentation and erosion control. We also prepared a traffic impact assessment and provided a transportation demand management plan that identified strategies and transportation enhancements to mitigate vehicular traffic generated by the development.
