The Arena

OVERVIEW
The Arena is transforming two office buildings totaling approximately 375,000 SF into a science, technology, and innovation hub. The complex will include two five-story buildings, a 1062-space parking garage, and amenities such as green space, exercise facilities, and outdoor gathering areas. Langan provided comprehensive plans for landscaping, hardscape elements, and lighting, along with a site plan rendering for Planning Board approval. We also prepared a stormwater management design plan, prepared a subdivision permit application to NJDOT, and helped facilitate approvals from the East Hanover Land Use Planning Board, Morris County Planning Board, and Morris County Soil Conservation District.

JW Marriott Tampa Water Street

OVERVIEW
Located in Tampa's Water Street neighborhood, the 26-story JW Marriott contains 519 rooms, 100,000 SF of meeting and event space, and amenities, including a full-service spa, fitness center, pool and sun terrace, rooftop lounge, and restaurant. As the project’s geotechnical engineer-of-record, Langan prepared a geotechnical engineering study, assisted the design and construction team during preconstruction value engineering exercises, and prepared foundation specifications. We also conducted an extensive supplemental/pilot boring program prior to the installation of the production drilled shafts, worked closely with the structural engineer and foundation contractor to implement a deep-drilled shaft foundation system specific to the site, and provided construction observation and monitoring for the foundation system. Our efficient foundation design led to substantial cost savings for the owner.

NYCDDC Mary Cali Dalton Recreation Center

OVERVIEW
Named after the late Mary Cali Dalton, former NYC Parks Chief of Recreation for Staten Island, the 45,000 SF waterfront facility features a fitness center, basketball courts, an indoor-outdoor running track, and a multipurpose area. The design-build project is a key part of the Staten Island North Shore Action Plan. Project challenges included addressing the adjacent Staten Island Railroad, historic pool complex, NYCDOT bridge, and the site’s lack of a sanitary sewer system. Langan provided site/civil designs for the site, parking, drainage/stormwater management, utilities, and sanitary pump station. We also submitted several permit applications to city and state agencies.

Washington’s Headquarters – Storm Drainage Repairs

OVERVIEW
Flooding of the Schuylkill River from Tropical Storm Ida caused damage to the basement of Washington’s headquarters and its critical building systems. In response, the design team provided recommendations to develop more resilient systems, including fire, security, communications, electrical, and HVAC systems. Langan performed a detailed topographic and utility site survey to evaluate site elevations related to past flooding and created temporary flood protection measures for future events. We also advised on overall site design measures, including grading, swales, and drainage infrastructure for a more resilient stormwater management system, and coordinated new connections for site utilities to support mechanical system upgrades. All site improvements are being coordinated closely with the National Park Service’s archaeology team to minimize construction impacts.

Fulfillment Center – North Andover

OVERVIEW
This highly complex brownfield redevelopment involved the construction of a 3.8 million SF fulfillment center—the largest of its kind in New England—and the demolition of a manufacturing facility, relocation of a four-acre solar field, renovation of a 300,000 SF office building, and on- and off-site improvements.

Langan provided transactional due diligence; land use entitlements; highway improvements, including the design of two traffic signals, roadway widening, a multiuse path, and utility coordination; pre-demolition regulated building material surveys and sampling; and abatement design. By gaining MassDEP approval of our management approach during the abatement of the underground asbestos piping, site work could continue in parallel with abatement activities, averting disruptions to the project schedule.

Our team developed an innovative geotechnical ground improvement program to support the building with shallow-spread foundations, conducted a 2.25-mile roadway survey to support the municipal sewer extension design, and provided on-site utility management for an electrical substation relocation and stormwater management system enhancements.

We also secured a Beneficial Use Determination (BUD) permit to allow the on-site reuse of 45,000 cubic yards of recycled concrete aggregate, which significantly reduced environmental impacts by minimizing truck traffic and greenhouse gas emissions. The thoroughness of our approach led the DEP to adopt our BUD permit as a benchmark, setting the industry standard for similar permits.

Genesis Marina

OVERVIEW
Located at the former Sierra Point Landfill, Genesis Marina provides 784,000 SF of laboratory and Class A office space for the science and biotech community. The development consists of three five-story buildings atop a two-story podium garage, as well as a shared outdoor space overlooking the San Francisco Bay. Once part of the San Francisco Bay, the site was progressively filled between about 1963 and 1975. Langan evaluated the potential for long-term settlement of refuse and bay mud to occur at the site and developed a Post Closure Development Plan to comply with state landfill regulations, which was approved by the San Mateo County Environmental Health Department Local Enforcement Agency and the Regional Water Quality Control Board. During construction, we observed site preparation and grading, refuse relocation, compaction of fill and backfill, clay cap construction and repair, pile installation, utility trench backfill, and subgrade preparation for pavements and hardscape.
