Opal Point at Kyle

OVERVIEW
Opal Point at Kyle is a multifamily development with 332 residential units spread across nine buildings, a courtyard and pool, two pavilions, a clubhouse, a business center, and a dog park. Langan provided site/civil design services for the parking areas, sidewalks, grading, storm drainage, stormwater management, sanitary sewer, and fire and domestic water. We also developed landscape and hardscape designs, performed boundary, topographic, and tree surveys, completed a Phase I Environmental Site Assessment, conducted pre-construction asbestos-containing materials tests, and provided asbestos and lead abatement and removal. The city of Kyle has strict tree-preservation and mitigation ordinances, which led to several site-layout revisions to preserve as many protected and specimen trees as possible. Approximately 60 trees were preserved through thoughtful site layout, careful grading, and well-designed retaining walls.

UCSF Pride Hall at ZSFG

OVERVIEW
Located on the historic Zuckerberg San Francisco General Hospital and Trauma Center (ZSFG) campus, the five-story, 175,000 GSF Pride Hall building provides academic and research facilities for University of California, San Francisco (UCSF) faculty and staff. The design-build seismic replacement project also involved realigning underground utilities and constructing a driveway, parking, and retaining wall. Geotechnical challenges included the varying thickness of undocumented fill and depth to bedrock, varying from 20 to 70 feet below the building. Langan conducted supplemental geotechnical investigations and geophysical surveys to evaluate subsurface conditions and obtain information for our seismic hazard evaluations in accordance with UCSF Technical Performance Criteria and the US Seismic Policy. We also demonstrated that shallow spread footings would work for the structure and meet performance criteria and performed a Probabilistic Seismic Hazard Analysis to develop site-specific horizontal response spectra.

Fort Lauderdale Aquatic Center

OVERVIEW
Located next to the International Swimming Hall of Fame, the Fort Lauderdale Aquatic Center underwent a major renovation to meet international swimming and diving competition standards. The project included the demolition of existing facilities, the construction of upgraded swimming pools—including a teaching pool, and the addition of grandstand seating and public restrooms. Langan served as the geotechnical engineer-of-record throughout the design-build project. We performed a subsurface investigation, detailed our findings and recommendations in a geotechnical engineering report, and conducted engineering observations and reports on ACIP pile installation and load testing.

New Fairfield High School

OVERVIEW
This project included the construction of New Fairfield High School and partial demolition of the previous high school building, which was attached to the middle school. The 146,000 SF high school now stands on its own, connected to the middle school by a pedestrian plaza. Langan designed pedestrian hardscape areas and buffer planting, conducted onsite and offsite traffic analyses, provided geotechnical services for the foundation design, and coordinated with project stakeholders to make sure our designs met phasing requirements. Project challenges included redeveloping site circulation to improve vehicular movement and dealing with significant grade changes. In response, Langan designed new bus and drop-off/pick-up locations to increase efficiency while prioritizing pedestrian safety and developed a building design that works into the grades and provides vehicular and pedestrian access across the building levels.

Church of Latter-day Saints – New Temple

OVERVIEW
The Church of Jesus Christ of Latter-day Saints (LDS) constructed a single-story, 30,000 SF temple in Cranberry Township, making it the second LDS temple in Pennsylvania. Langan developed landscape and hardscape designs for the 5.8-acre site, with an extensive plant schedule to meet code requirements; provided site layout, grading, utility, and stormwater design; and acquired conditional use variances to accommodate the temple’s 125-foot-tall building spire and a bridge connecting the 200-space parking lot. We were also tasked with creating an ADA-compliant pathway from the temple to a meetinghouse directly north of the site. Our team used the drastic grade change between the two sites to integrate a series of stormwater management areas within the symmetric landscape design—including a bioretention area and two below-grade stormwater tanks. This green infrastructure was approved by the Butler County Conservation District and the Pennsylvania Department of Environmental Protection.

Rutgers University – Solar Sites

OVERVIEW
Rutgers University and DSD Renewables collaborated to add solar panels to 16 sites among six Rutgers campuses. These solar panels will generate up to 15MW of clean energy for the university. Locations include Rutgers-Camden, Rutgers-New Brunswick (Busch Campus, College Avenue Campus, Cook Campus, Douglass Campus, and Livingston Campus), and Knightsbridge (off campus). Langan provided multidisciplinary services on all 16 sites, covering multiple sites at once to adhere to an accelerated project schedule. We provided schematic design, soil erosion and sediment control plans, permitting, and construction drawings; conducted on-site geotechnical investigations; and performed Phase I Environmental Site Assessments and NJ Preliminary Assessments.
