Fulfillment Center – San Diego County

OVERVIEW
Langan is providing site/civil and geotechnical engineering for the development of a new 703,000 SF distribution facility on a 63.38 acre site in unincorporated San Diego County, California. The development includes a multi-story AR Sort fulfillment center with 1,770 auto parking spaces, 304 trailer parking spaces and significant site improvements on an undeveloped vacant site. Challenges on the site include significant earthwork mobilization and grading design; drainage and water quality mitigation; and off-site utilities and street improvements.

Agua Mansa Commerce Industrial Park and Recreational Park

OVERVIEW
The proposed six-building, 4.5 million-SF Agua Mansa Commerce Industrial Park and 67-acre Open Space Recreational Park are part of the redevelopment of the former Riverside Cement Plant. The site had been used as a quarry for more than a century. Langan is providing Phase I and Phase II Environmental Site Assessment, geologic and seismic hazard evaluation, and utility and water quality management engineering services. Our multi-disciplined team worked closely with project design consultants during preliminary and final engineering design in order to solve complex earthwork design challenges and utility placements.

Fulfillment Center – Troutdale

OVERVIEW
This 857,470-SF single-story warehouse and office facility is the home of an online order fulfillment center. The facility includes a large, open, 4-level structure and a process mezzanine and sits on a 74-acre parcel of a former Superfund site about 15 miles east of Portland. Langan performed complete site/civil engineering services during the conceptual, design, permitting, and construction phases of the project. Our team developed a stormwater management design that was aligned with North Troutdale Storm Drainage Master Plan and fulfilled city and state requirements. To address the concerns of the Multnomah County Drainage District regarding increased volume of stormwater, we also performed a hydrologic and hydraulic analysis of the Salmon Creek.

Fulfillment Center – Thornton

OVERVIEW
Langan provided multidisciplinary engineering and permitting services for this three-story, 855,000-SF sort fulfillment center. Our work started with conceptual site planning and will finish with the completion of construction. Langan was responsible for site/civil engineering for the project site, roadway, and infrastructure design for three new city streets, traffic engineering and permitting with the Army Corps of Engineers and the Urban Drainage and Flood Control District. We also designed the relocation of an irrigation canal that traversed the site to avoid conflicts with the preferred site layout.

Fulfillment Center – Aurora

OVERVIEW
Langan provided site/civil and traffic engineering services for the design and construction of the fulfillment center in the Prologis Park 70 Distribution Park. Design services included layout of the 1,000,000 SF distribution center, 1,000 passenger-vehicle parking stalls, a truck court with 450 trailer parking stalls, and associated utility infrastructure improvements. Langan also prepared a traffic impact study for the developer and regulatory agencies. The tenant’s deadline for occupying the building resulted in a very tight project schedule for the design, permitting, and construction phases. Langan was able to quickly and efficiently prepare and deliver a site plan to the regulatory agencies, which approved the plans within the tight scheduling requirements.

Cranbury Logistics Center

OVERVIEW
Langan prepared a general development plan submission for this 395-acre parcel adjacent to the New Jersey Turnpike. Langan’s integrated team of site/civil, geotechnical and environmental engineers and scientists prepared a design to construct 2.8 million SF of warehouse distribution on approximately 150 acres of the site. The full build-out of the business park includes three cross-dock warehouse buildings and is one of the largest wetland mitigation projects in state history. Proper remediation of the site required impact to nearly 50 acres of contaminated wetlands. In order to minimize impacts to forested areas, sparsely vegetated uplands were excavated to form shallow concave grades to allow water to accumulate in these areas, creating an amphibian habitat. An extended 10-acre stormwater basin was also used to create additional wetlands mitigation by designing planting shelves and islands within the basins to allow for wetland plantings to grow.

Even through a maze of regulations and associated permits, Langan was able to use its multidisciplinary services to efficiently address issues as they arose and secure the required approvals without creating any delays to the design and construction process.

Langan provided unique engineering solutions to satisfy reviewing agency, client, and end-user requirements while preserving and enhancing adjacent natural resource areas. With the installation of the 12-inch water main, the water service loop for Swedesboro was completed while avoiding impacts to wetland and habitat areas. The impacts were avoided by using horizontal directional drilling beneath the natural resource areas and fast-track permitting and coordination with Logan Township, Gloucester County, NJDEP, USACE, and NJAW.

Fulfillment Center – Woodbridge Township

OVERVIEW
The project at 301 Blair Road consisted of the renovation of an existing warehouse and the reconfiguration of the existing parking lot and truck court. An ecommerce client was the selected tenant for this building, and the site was designed with their site requirements in mind. The project at 275 Omar Avenue consisted of the demolition of a portion of an existing warehouse and the construction of a new warehouse in its existing footprint. Additional site upgrades included improvements to the existing parking lot and truck court. New driveways were constructed to improve car and truck circulation around the site. Langan was able to design the site without proposing any additional stormwater detention systems or costly mechanical treatment devices.

Sortation Center – Teterboro

OVERVIEW
Langan performed site/civil, traffic, geotechnical, and local permitting assistance for an existing facility located in Teterboro, New Jersey. The proposed development included interior building modifications to convert the existing facility to a sortation center with a delivery service component. The project required exterior site improvements, including the addition of loading docks and the reconfiguration of truck/car parking areas. Langan also went through extensive permitting with the NJDEP, as the entire site is located within the floodplain.

Matrix Business Park at 7A

OVERVIEW
Located just minutes from exit 7A of the New Jersey Turnpike, the Matrix Business Park has become prime real estate for the industrial/distribution market in New Jersey. Langan’s involvement with the Matrix Business Park at 7A began in 2005 with the design, permitting, and construction administration of an approximately 900,000-SF distribution center for KTR Capital Partners in the western portion of the park. Langan then designed and permitted three speculative facilities in the eastern portion of the park. Langan performed detailed site development design of the three additional facilities, totaling approximately 1.65-million-SF of floor space, and obtained the required entitlements from the Township, County, State, and local soil conservation district. To date, Langan is responsible for the design, permitting, and construction administration of five of the distribution facilities in the park totaling 2.8-million SF of floor space.

Lehigh Valley Industrial Park VII – Lot 61

OVERVIEW
Lot 61 is a 39.4 acre former brownfield site previously owned by the Bethlehem Steel Corporation. The former facility was used as a processing and staging space for the re-use of slag material, as well as a dumping ground for slag, coke tars, and other byproducts of the steel making process.

Trammell Crow Company is developing this property into a 677,000 SF warehouse with associated site improvements. In addition to complete site/civil design services, Langan provided detailed stormwater and erosion & sediment pollution control plans, as well the design of an environmental cap for the site and a vapor mitigation system for the building. Langan also performed site lighting and landscaping design, geotechnical design, and deep dynamic compaction field inspection services for this project.

This project involved the redevelopment of a former mall - the largest in the world at the time of construction - into an e-commerce fulfillment center. Three former anchor store buildings that remained on the 70-acre site were demolished during the due diligence phase to make way for the new 855,000-SF warehouse. OVERVIEW
Langan’s multi-disciplined team of engineers provided due diligence, survey, site/civil, geotechnical, seismic, environmental, and waterfront engineering services for the 8.8-acre distribution facility located at 29-01 Borden Avenue, in the Borough of Queens, New York. 2505 Bruckner Boulevard

OVERVIEW
2505 Bruckner is a state-of-the-art urban logistics facility that delivers access to over 9.4 million people in a 15-mile radius. The 2-story warehouse is 840,000 SF with an adjacent 40,000-SF parking garage and 159,000-SF elevated truck court structure. Langan performed a geotechnical subsurface investigation consisting of drilled and cone probe borings that satisfied the New York City Building Code (NYCBC) and provided valuable soil and rock information for foundation design on this challenging site. Langan engaged in foundation and site/civil design efforts with the project design team and worked through significant coordination challenges. Langan also performed a site-specific seismic study for the site to assist the structural engineer with foundation design. The project required significant permitting efforts with various regulatory agencies, including the New York State Department of Transportation (NYSDOT), New York City Department of Buildings (NYCDOB), New York State Department of Environmental Conservation and others.

OVERVIEW
The new headquarters consists of an approximately 615,000-SF warehouse on a 40-acre site. Langan provided site/civil, geotechnical, surveying, traffic engineering, landscape architecture, and natural resources permitting services. Our multi-disciplined approach greatly simplified a complex development process, thereby bringing great value to Goya. Additionally, Langan recommended a concrete modulus column subgrade improvement program, which was designed to support a high slab loading with a minimal settlement tolerance. This solution saved approximately $8 million as compared to a standard deep pile foundation.

Matrix Global Logistics Park

OVERVIEW
Matrix is developing a logistics Park on the West Shore of Staten Island. The former Staten Island Marine Development (SIMD) property will have four industrial and distribution buildings, including a fulfillment center and a warehouse. Langan provided site/civil and geotechnical engineering, environmental planning services, and obtained the site development approvals. Because the site does not front on a NYCDEP sanitary sewer, our utility scope included design and NYSDOT, NYCDOT, NYCDEP, and NYSDEC approvals of a mile-long sanitary sewer force main, which lies under the West Shore Expressway and in a NYC street. Our geotechnical engineers compiled historic information, new investigations, and robust analysis to streamline the foundation approval process and reduce the time and expense of a full field investigation.

Fulfillment Center – Florida

OVERVIEW
Langan provided site/civil engineering and environmental services for a new 850,000-SF fulfillment center in the Carrie Meek International Business Park, located in the City of Opa Locka, Florida in north Miami-Dade County. The fulfillment center spans over 90 acres and is the largest building in the business park. Langan designed a regional donation sanitary sewer pumping station compliant with Miami-Dade Water and Sewer Department design standards. We also assisted with a Phase I and II Environmental Site Assessments, implemented a soil management plan which included the monitoring of the relocation of contaminated soil, implemented an air monitoring plan during construction, and provided oversight of the removal of asbestos lined pipe by a licensed contractor. Approvals from Miami-Dade County Aviation Department, Miami-Dade Water and Sewer Department, the Miami-Dade County Department of Environmental Resource Management and the Miami-Dade County Building Department were obtained.

Fulfillment Center – Fall River

OVERVIEW
Langan provided a variety of services for the design and construction of the fulfillment center located in Fall River. Design services included layout of the one million-SF distribution center along with 1,500± passenger vehicle parking stalls, a truck court, a rain garden, and a stormwater management basin. Langan met the water quality requirements for the site by designing a rain garden and stormwater management basin as opposed to using numerous expensive water quality manufactured treatment devices. Langan quickly and efficiently prepared and delivered a site plan submission to the regulatory agencies and approvals were obtained in short order, with few comments and very minor revisions.

Langan provided multiple services to KTR Capital for the development of a 1.3-million-SF distribution warehouse in Windsor, Connecticut. Langan worked closely with the town to develop an entitlement schedule to meet the project's aggressive requirements, which included public outreach to neighbors, a public hearing for work within the upland review area, a text amendment for parking, public hearing for subdivision, and site plan approval. The project also required a Major Traffic Generator Certificate from the Office of State Traffic Administration. Additionally, Langan provided traffic engineering, utility design, stormwater management design, landscape and lighting design, and due diligence services.
