Heron Water Street Apartments

Heron Apartments is an innovative, residential multi-tower development consisting of 21- and 26-story towers connected by a central podium. The development contains 25,000 SF of ground floor commercial space including grocer and retail spaces. The podium consists of four levels of parking and rooftop amenities including green space and a swimming pool. Langan served as the geotechnical engineer-of-record for the project, prepared a geotechnical engineering study, assisted the design and construction team during pre-construction value engineering exercises, prepared foundation specifications, and provided construction observation during foundation testing and production. We designed a sophisticated and comprehensive load test program and extensive supplemental/pilot boring program to address challenging subsurface conditions which included a thick, clay layer that separated two competent limestone strata.
