OVERVIEW
Langan was part of a design and construction team completing the investigation, demolition, remediation and design of a two-city block redevelopment in northwest Hoboken. Our team implemented the design of a cloud-based outlet control into the stormwater management system for this project, which is located in a coastal city faced with the challenges of global climate change and the impacts of frequent localized flooding, as well as catastrophic-scale flooding issues.

The project includes a large, mixed-use residential building with 424 residential units, approximately 26,000 SF of commercial space, and a parking deck with 415 parking spaces for shared use by residents and the general public. The project also includes three major public areas: a brand new public gymnasium, a public park with open green spaces and a children’s play area, and a public plaza designed for public programming and activities.

OVERVIEW
Langan provided a full range of design and engineering services for the construction of two 48-story residential towers at the core of Jersey City's Colgate Waterfront Redevelopment Area. This joint venture development features retail space, 900 luxury residential units, and a rooftop garden on top of a 10-story parking deck.

Allergan Headquarters – Parking Garage

OVERVIEW
5 Giralda Farms is a 463,000-SF Class A commercial office building located within the beautiful Giralda Farms campus, which was formerly the estate of Geraldine Rockefeller Dodge. As part of the re-tenanting of the office building in 2016, Langan assisted the owner to plan, design and permit additional parking at the facility to meet the needs of the tenant, Allergan. We worked with the project team to plan and design a parking facility that fit within the unique character of the campus while protecting significant historical landscape features. To meet the strict sustainability requirements of the Giralda campus we included bioretention basins, swales and porous pavement measures, and designed a stormwater management system.

American Dream Meadowlands

OVERVIEW
American Dream is a $5-billion unique and visually compelling mixed-use development located on the Meadowlands Sports Complex in East Rutherford, New Jersey. The project incorporates exciting and participatory sports and entertainment venues, such as an indoor ski slope and skate park for the entire family. Langan provided site/civil engineering, geotechnical engineering, surveying, environmental engineering, and permitting services for the new indoor amusement park and water park component of the project.

OVERVIEW
The SkyMark Center is proposed to consist of 680,000 SF of retail, 983 residential units, a combined 20-story hotel and residential tower with a conference center and attached multi-level parking garages. The new development will give Ridgefield Park the solution to utilize this parcel to its highest and best use along with simultaneously remediating the existing environmental conditions of this site.

Hudson Yards Redevelopment

OVERVIEW
This major New York City rezoning and redevelopment, led by Related/Oxford, under the joint guidance of New York City, the Metropolitan Transportation Authority, Hudson Yards Development Corporation, and New York State, is reinventing the once barren west side of Midtown Manhattan. Upon full completion, the site will include more than 18 million square feet of commercial, retail, and residential towers, 14 acres of open park space, a cultural venue, a public school, and a luxury hotel all built over active rail yards.

Barclays Center at Atlantic Yards

OVERVIEW
The Atlantic Yards project consists of the redevelopment of six city blocks in the Prospect Heights section of Brooklyn, NY and includes the Barclays Center, an entertainment center and new home arena of the Brooklyn Nets. Langan served as the geotechnical engineer for the arena and high-rise structures at the Vanderbilt Yard. In addition, Langan's site-specific seismic study resulted in a favorable seismic designation, thus avoiding unnecessary seismic detailing and connections, and more importantly, foundation ties – which saved millions of dollars.

This 12-story, 340,000-SF high-end office building occupies a portion of a former below-grade parking structure. Langan's services included site/civil engineering, boundary and topographic surveying, traffic engineering, landscape architecture, natural resources, and geotechnical engineering. A major project challenge was the design of a 400-space parking lot, which required substantial coordination with the existing FBI complex. The building is the first of its kind in Newark, obtaining LEED Gold certification for the core and shell, as well as LEED Platinum certification for the interior.

VIA 57 West

OVERVIEW
Regarded as a cross between Copenhagen-style residential courtyards and a New York City skyscraper, this mixed-use, 38-story residential building in Midtown West includes 709 residential units and ground floor retail space. A massive outdoor courtyard, cut into the center of the building, adds to the structure's unique pyramid-like shape. Langan performed extensive geotechnical and site/civil work including design of a bioswale; in addition, Langan produced a Stormwater Pollution Prevention Plan.

Maxwell Place

OVERVIEW
The Maxwell Place development consists of a large, luxury residential waterfront development. Numerous industrial structures once occupied the project site, which was partially reclaimed from the Hudson River. The 12-story residential buildings, with a combined footprint area of about 170,000 SF, were constructed in three phases, along with associated below- and above-grade parking structures. The adaptation of the foundation systems to the highly variable subsurface conditions created substantial cost and schedule savings for the development/construction team. The project also included the first ever deep dynamic compaction improvement in the history of Hoboken.

Bayonne Crossing

OVERVIEW
This 356,000-SF power shopping center is anchored by both a Lowe's Home Improvement and Walmart Supercenter. The 29-acre brownfield site, formerly part of an oil refinery and major industrial facility, required extensive environmental remediation prior to redevelopment. Langan provided and coordinated all site/civil, traffic, environmental, geotechnical and permitting/entitlement services.

Bronx Terminal Market

OVERVIEW
Adjacent to the Harlem River and immediately south of Yankee Stadium, the redevelopment of the 18-acre portion of the Bronx Terminal Market included demolition of several of existing buildings, and development of approximately one million square feet of new retail, restaurant and neighborhood services, structured parking for 2,800 vehicles, and a 250-unit hotel.

Former Wyeth Facility Master Plan

OVERVIEW
The Howard Hughes Corporation is in the early stages of the redevelopment process for a 650-acre tract of land that contains the former Wyeth Agricultural Research and Development campus. The future of the land is currently under consideration by the Howard Hughes Corporation and plans are being developed to best realize the value of the property. One Journal Square

OVERVIEW
Langan is providing geotechnical, site/civil, and traffic engineering, planning, and surveying services for a proposed mixed-use development in the Journal Square section of Jersey City. The development will consist of two high-rise towers measuring 46 and 69 stories over a 10-floor podium and will include 1,725 residential apartments, approximately 89,000 SF of retail, 127,000 SF of office space, and 78,000 SF of amenities space. The development is adjacent to the Journal Square PATH Station.

Biotrial North American Headquarters

OVERVIEW
Langan provided geotechnical, civil, environmental, traffic, and landscape architecture services to this France-based biotechnology and pharmaceutical company. The first phase of the project consisted of a five-story, 70,000-SF glass building, which features metal panels that rise on two sides of the building, symbolizing the nature of Biotrial's pharmaceutical testing mission. Phased site design construction plans include a screened-in service and parking area with underground stormwater storage, a public plaza at the front of the building that will carry the building pattern toward the public sidewalk, and a private volunteer garden that will provide a green resting area for building users.

In the heart of downtown Newark, The Prudential Center is home to the New Jersey Devils, Seton Hall University Pirates, and an exciting venue for major concerts and events. Goya Foods Headquarters

OVERVIEW
The new headquarters consists of an approximately 615,000-SF warehouse on a 40-acre site. Langan provided site/civil, geotechnical, surveying, traffic engineering, landscape architecture, and natural resources permitting services. Our multi-disciplined approach greatly simplified a complex development process, thereby bringing great value to Goya. Additionally, Langan recommended a concrete modulus column subgrade improvement program, which was designed to support a high slab loading with a minimal settlement tolerance. This solution saved approximately $8 million as compared to a standard deep pile foundation.
