St. Luke’s University Milford Hospital

OVERVIEW
Langan prepared a preliminary feasibility study to evaluate the possibility of developing a healthcare complex on one of three separate sites. We identified significant development constraints, prepared base maps and concept plans and provided a comparison table that describes the pros and cons for each development site. Once the site was selected, Langan performed a preliminary due diligence investigation. The scope of work included an updated Phase I ESA Report, a preliminary Natural Resources Assessment, which included PADEP Coordination to identify possible permitting hurdles, a Cultural Resources Assessment along with Threatened and Endangered Species Coordination and a Wetland Limits Verification and Permitting Confirmation. Our work encompassed a review of the previous Traffic Impact Study, updated trip generation estimates for the planned project and a meeting with PennDOT to review proposed improvements associated with the site.

University of Pennsylvania – President’s Garden

OVERVIEW
Langan provided detailed grading and stormwater management for the restoration of garden walkways and adjacent bed and lawn panels for the University President’s House. The design garden complements the residence, the historic Eisenlohr Hall, (c.1912) by Horace Trumbauer. To preserve the garden structure, Langan worked with the University’s campus landscape architect to restore cohesive walkway paving patterns, setting grades and alignment to preserve historic site features and trees. To complete this project, Langan provided survey and detailed landscape architecture services.

UPMC South Tower Deconstruction

OVERVIEW
UPMC is selectively deconstructing part of the existing South Tower, Old Children's Hospital, on their downtown Pittsburgh campus. Langan designed and permitted the site and site logistics of the deconstruction. Safe and efficient pedestrian and vehicular access, as well as parking demand and re-assignment have been planned. Langan performed an environmental site assessment to identify environmental issues, and has implemented a groundwater monitoring program that will evaluate seasonal groundwater fluctuations. The results of the program will be used in the dewatering analysis.

MD Anderson Cancer Center at Cooper University Hospital

OVERVIEW
Langan is supporting the multi-story, 103,000-SF world-class cancer institute. The design includes a public plaza and garden, and a renovated landscape. The project has undergone extensive conceptual planning, programming, and site planning studies to locate the facility on an extremely tight urban site. Stormwater runoff from the proposed site was minimized by reducing the amount of on-site surface parking in favor of a heavily landscaped plaza space.

Swarthmore College – NPPR Residence Hall

OVERVIEW
In order to accommodate a rapidly growing student population, Swarthmore College added a 128-bed residence hall near its Palmer, Pittenger and Roberts residence-hall complex. Langan provided site/civil, survey, and geotechnical engineering services to facilitate designing, permitting, and constructing the new residence hall. The project was designed to minimize environmental impact by following the recommendations established in the college’s sustainability framework. To meet the college’s sustainability goals, Langan worked closely with the project landscape architect, Studio Bryan Haynes, to design the site to preserve trees, respect the ball fields adjacent to the resident-hall quadrant, provide outdoor space for student enjoyment, provide low-impact stormwater-management features, and conserve energy. Langan’s experience with designing and permitting innovative stormwater management on tight urban sites was a key contribution to the success in the design and approval process for this project.
