Tampa Starts Towering

Langan Hits the Ground Running to Support Downtown Redevelopment

A recent issue of Urban Land Magazine (published by the Urban Land Institute) provides a comprehensive story about the resurgence of Tampa. (See “How Tampa Turned Around,” p. 96-101, Fall 2018). The growth is remarkable, both horizontally with many acres in redevelopment and vertically with multiple towers transforming the downtown.

Langan is fortunate to be providing its services in support of several of these large projects, specifically the JW Marriott, the office tower at 400 Channelside Drive, and the residential towers at 815 Water Street within the Water Street Tampa neighborhood, which is catalyzing growth in a city that is leveraging its long untapped potential.

“We are proud to support Strategic Property Partners and allies such as Gensler, NBWW, KPF, YAS, Desimone, Thornton Tomasetti and Coastal Construction,” said Carlos Ortiz, Senior Project Manager, Langan. “These projects present significant technical challenges in the ground, but our knowledge of the subsurface conditions and close collaboration with project team members is helping advance the foundation design, maintain construction schedules and bring value to our design partners and client.”

After opening its Tampa office in 2016, led by long-term resident and environmental consultant Michael Schackne, Senior Project Manager, we recently relocated to the Rivergate Tower at 400 N. Ashley Drive. Furthermore, Langan is bolstering its line-up by adding key site/civil, environmental, geotechnical, and survey talent.

Michael Schackne, PG, Senior Project Manager | Environmental
Michael, who leads the Tampa office, has over 30 years of industry experience in Florida. A Professional Geologist, he has led projects ranging from Phase I/II Environmental Site Assessments to full scale contamination assessments. He has been involved with the Federal Brownfields Redevelopment Initiative for over 20 years, as well as the development of the Brownfields programs in both Florida and Alabama.

 

Matthew Meyer, PE, D.GE, Principal | Geotechnical
Matt specializes in subsurface investigations, design, and construction oversight of large-scale high-rise condominium projects, offices, hotels, retail developments, sport arenas, resorts, marinas, retention structures, and vehicular bridges and tunnels, as well as providing expert witness, deposition/court testimony and assisting with dispute resolution on geotechnical related issues. 

 

Roger Archabal, PE, Principal | Geotechnical
Roger has more than 30 years of geotechnical experience in Florida, the Gulf of Mexico regions, as well as the Central American and Caribbean regions. He has performed hundreds of geotechnical explorations for various projects including residential, commercial and institutional developments, retaining walls, marinas, port facilities, large diameter storage tanks, underground utilities, transmission towers, roadways, airports, and bridges.

 

Vincent Yarina, PG, CEM, Principal | Environmental
Vince leads Langan’s environmental practice in Florida. He has more than 25 years of environmental and geological consulting experience in the eastern US for clients that include Fortune 500 companies, land developers, financial institutions, attorneys, and institutional investors. 

 

Eric Schwarz, PE, LEED AP, Principal | Site/Civil
Eric has 25 years of experience in civil and environmental engineering projects. He specializes in site/civil land development, grading and earthwork optimization, master plan engineering, infrastructure assessments, sustainable design, and storm drainage for various projects including commercial and residential developments.

 

Lenny Rodriguez, PE, Senior Associate | Site/Civil
Lenny has nearly 30 years of site/civil engineering experience for public and private sector clients. He has led projects ranging from municipal utility improvements, roadway resurfacing and reconstruction, as well as county, local, and area wide drainage improvements. Lenny has also spearheaded the Environmental Resource Permit (ERP) and Corp of Engineer Dredge and Fill permitting efforts on numerous projects. 

 

Carlos Ortiz, PE, Senior Project Manager | Geotechnical
Carlos has over 20 years of geotechnical and environmental engineering experience in Florida and Puerto Rico.  He has a broad range of experience which includes offshore projects, private housing, manufacturing and pharmaceutical facilities, highways, commercial structures, parking structures, slope stability analyses, and geotechnical instrumentation monitoring.

 

Andrew Eiland, PE, Senior Project Manager | Site/Civil
Andrew has 13 years of experience in site/civil engineering in Southwest Florida. He specializes in stormwater management, master planning, paving and grading design, entitlement public hearing testimony and environmental resource permitting for various projects, including roadway improvements, commercial buildings, resorts, and large-scale master-planned greenfield developments.

 

Bryan Merritt, PSM, PLS, Senior Project Manager | Survey
Bryan is Langan’s Florida Regional Survey Manager. He has extensive experience with terrestrial and mobile LiDAR (laser scanning), GPS surveys, GIS development, horizontal/vertical control, right-of-way survey and mapping projects, and ATLA boundary surveys. Bryan is one of the founding members and board of directors of the USIBD (United States Institute of Building Documentation), the only non-profit organization dedicated to the profession of building documentation.

 

Justin Seltzer, PE, Project Engineer | Geotechnical
Justin oversees subsurface investigations, foundation design, and construction throughout Florida. His broad project experience includes construction oversight of large-scale developments for hotels and commercial structures, residential and university buildings, sports arenas, industrial and warehouse facilities, and institutional and infrastructure projects throughout the country and internationally.
