The Transbay Block 9 development is transforming the remnants of a freeway and associated infrastructure into a transit-oriented neighborhood. The 440-foot-tall tower will house market-rate and affordable units, open spaces and amenities, and retail. Langan is providing site/civil, seismic, and geotechnical engineering services for the project.
The 42-story tower will occupy the entire site and provide mixed market-rate and affordable housing units, with retail on the lower floors. A nine-story podium will surround the tower, which will be constructed above a seven-level basement.
Langan’s site/civil engineers prepared plans for site demolition, stormwater control, site grading, site utilities, and street improvements. We are currently leading the construction administration phase for the building’s stormwater management system to obtain approval from the San Francisco Public Utilities Commission. We are also leading the design to incorporate the requirements of a non-potable ordinance into the project.
Our geotechnical team performed an investigation to evaluate the site’s subsurface conditions. We then provided recommendations for the excavation and underpinning support to protect surrounding buildings and improvements during construction, as well as foundation recommendations for controlling differential settlement of the tower. Earthquake engineering services included development of site-specific response spectra and time series for seismic evaluation of the building.
We also provided observation and testing services during construction.
