250 Water Street

Located in South Street Seaport, 250 Water Street is a 26-story mixed-use tower that will provide market-rate and affordable rental apartments, office space, retail space, and community facilities. During the due diligence period, Langan discovered that the site previously contained a thermometer factory and workshops, a leaking underground storage tank, and the historic fill and contamination associated with these uses. We helped the client enter the project into the Brownfield Cleanup Program to investigate and remediate the site. Due to the site’s proximity to two K-12 schools, Langan engaged the community and represented our client at several public and private meetings. We also completed a thorough Remedial Investigation, prepared a Remedial Action Work Plan, and conducted geotechnical engineering and surveying services.
