Brickell Flatiron

Brickell Flatiron is a mixed-use, high-rise tower located in Downtown Miami. The development consists of a 64-story (700-foot-tall) tower and a total gross area of 1.65 million SF. Langan provided geotechnical services, including a subsurface exploration, a hydrological study, a geotechnical engineering study, foundation design, oversight during installation and load testing of pile foundations, and construction administration. Project challenges included high gravity, uplift, and lateral building loads; a large tower footprint with minimal setbacks on a small site; compressible ground conditions; and the site’s location in a dense urban setting and adjacent to the elevated guideway structure for the Metromover system.
