Estela – 414 & 445 Gerard Avenue

OVERVIEW
Estela is a 600,000 SF residential building with 544 units (30% affordable) located in the Lower Concourse Infrastructure Investment Strategy Zone. Poised to be one of the most sustainable multifamily buildings in the city, the development participated in three New York State Energy Research and Development Authority programs and will feature green building systems including rainwater harvesting, solar panels, car charging, and a cogeneration plant. Due to the site’s location in a Brownfield Opportunity Area, Langan’s environmental team provided services related to the New York State Brownfield Cleanup Program, including applications, a remedial investigation, and a Remedial Investigation Report and Remedial Action Work Plan. We also developed Builders Pavement Plans, obtained approvals for storm and sanitary sewer connections, conducted a subsurface investigation, prepared surveys, and established control points throughout the project. Additionally, our hazardous materials team provided demolition documents for a building at the site.
