In the downtown historic district, Holman Riverfront Park Hotel, a seven-story hotel features 127 rooms, ground-floor retail, and pedestrian-friendly street frontages. Civil challenges included sidewalks, ADA ramps rebuild, utility upgrades, storm improvements, and public sanitary line extension through an urban setting with specific city streetscape requirements. Proactive coordination with the Oregon Department of Transportation and city agencies, as well as surrounding developments, allowed for streamlined approvals and resolved utility conflicts early, helping the client avoid redesign delays. Langan obtained stormwater design exemptions that allowed for a larger building footprint while meeting all regulatory standards. Fast, efficient, and well-coordinated plans kept the project on budget, on schedule, and ready for construction.
