The Eight

Langan provided site/civil engineering for a 25-floor, 540,000-SF Class A+ office tower. The project, on a 1.77-acre site, also includes retail, five levels of below-grade parking, and 7,000 SF of open public space. Sustainable elements for the project, which seeks both LEED Gold and Salmon-Safe certification, include landscaped filters, water quality features, a partial green roof, and a low-impact filter roof drain to address stormwater runoff. The project is the developer's first effort in the city, and Langan's familiarity with city codes and regulations added considerable value to the design team. The project received a 2025 Award of Excellence in the category of Best Tall Building, by Region, Americas, from the Council on Tall Buildings and Urban Habitat (now the Council on Vertical Urbanism).
