Tottenham Hale Regeneration
OVERVIEW
Tottenham Hale has been transformed into a pedestrian-friendly area with about 1,000 new homes—including market sale, affordable, and rental units—plus retail, co-working, office space, a health centre, and public areas. The development spans four sites: One Ashley Road, Ashley Road West, Ferry Island, and North Island, and is the first phase of a wider Tottenham housing scheme featuring new community facilities, shops, cafes, and restaurants. The brownfield sites surround Tottenham Hale Station, serving the Victoria Line, National Rail, and future Crossrail 2, with a bus interchange that stayed operational during construction. The sites presented underground challenges like sewer mains, buried fuel tanks, and Victoria Line tunnels. Langan’s environmental engineers led a phase 2 ground investigation, coordinated with geotechnical teams, and provided technical reports on contamination, remediation, and piling to meet planning conditions.
