Fulfillment Center – Logan Township

OVERVIEW
Langan provided a variety of services for the design and construction of the fulfillment center located in Logan Township, New Jersey. Design services included layout of the one million-square foot distribution center along with 1,500± passenger vehicle parking stalls, a truck court, and modifications to existing stormwater management basins. The project posed several unique challenges, including frontage improvements, NJDEP Land Use permitting, a lack of sanitary sewer and water and a significant amount of coordination with the various regulatory agencies (Logan Township, NJDEP, NJAW, LTMUA, Gloucester County, USACE, Gloucester County Soil Conservation District, and Tidelands Bureau).

SkyMark Center

OVERVIEW
The SkyMark Center is proposed to consist of 680,000 SF of retail, 983 residential units, a combined 20-story hotel and residential tower with a conference center and attached multi-level parking garages. The new development will give Ridgefield Park the solution to utilize this parcel to its highest and best use along with simultaneously remediating the existing environmental conditions of this site.

Cranbury Logistics Center

OVERVIEW
Langan prepared a general development plan submission for this 395-acre parcel adjacent to the New Jersey Turnpike. Langan’s integrated team of site/civil, geotechnical and environmental engineers and scientists prepared a design to construct 2.8 million SF of warehouse distribution on approximately 150 acres of the site. The full build-out of the business park includes three cross-dock warehouse buildings and is one of the largest wetland mitigation projects in state history. Proper remediation of the site required impact to nearly 50 acres of contaminated wetlands. In order to minimize impacts to forested areas, sparsely vegetated uplands were excavated to form shallow concave grades to allow water to accumulate in these areas, creating an amphibian habitat. An extended 10-acre stormwater basin was also used to create additional wetlands mitigation by designing planting shelves and islands within the basins to allow for wetland plantings to grow.

Bronx Terminal Market

OVERVIEW
Adjacent to the Harlem River and immediately south of Yankee Stadium, the redevelopment of the 18-acre portion of the Bronx Terminal Market included demolition of several of existing buildings, and development of approximately one million square feet of new retail, restaurant and neighborhood services, structured parking for 2,800 vehicles, and a 250-unit hotel.

Blackhawk Warehouse Facility

OVERVIEW
Blackhawk Development, LLC proposed to subdivide and develop 37 acres of an 82-acre lot and construct a one-story, 340,782-SF warehouse facility within the Hudson Crossing Complex. The warehouse facility includes approximately 23,126 SF of administrative offices, 45,320 SF of loading area, and the remainder is warehouse space. Langan provided site/civil engineering, geotechnical engineering, landscape architecture, environmental, surveying, permitting, and construction administration services. We prepared the topographic and boundary map, subdivision plat, site design, landscape and lighting design, and permitting of the warehouse facility. Langan worked closely with the Town of Hamptonburgh to complete the Generic State Environmental Quality Review Act (SEQRA) Findings Statement consistency compliance review process.

Staten Island Mall Expansion

Langan is providing multiple engineering services in support of an approximately 340,000-SF expansion to the existing 1.2M-SF mall in the Heartland Village neighborhood. Fulfillment Center – Fall River

OVERVIEW
Langan provided a variety of services for the design and construction of the fulfillment center located in Fall River. Design services included layout of the one million-SF distribution center along with 1,500± passenger vehicle parking stalls, a truck court, a rain garden, and a stormwater management basin. Langan met the water quality requirements for the site by designing a rain garden and stormwater management basin as opposed to using numerous expensive water quality manufactured treatment devices. Langan quickly and efficiently prepared and delivered a site plan submission to the regulatory agencies and approvals were obtained in short order, with few comments and very minor revisions.

Fulfillment Center – North Randall

OVERVIEW
This project involved the redevelopment of a former mall - the largest in the world at the time of construction - into an e-commerce fulfillment center. Three former anchor store buildings that remained on the 70-acre site were demolished during the due diligence phase to make way for the new 855,000-SF warehouse. Langan provided a full range of services on the project from due diligence through construction to help shave several months off the typical project delivery timeline. The fast-track nature of the project, and the aspects associated with redevelopment of a former mall site, required the close integration of survey, geotechnical, environmental, site/civil, and traffic services.

Distribution Center – Palm Beach County

OVERVIEW
Located on a 27-acre site, this project includes a 250,000 SF building; 3.5-acre lake; 450 parking spaces; 8-inch diameter water distribution loop; a 2,000-LF, 6-inch diameter sanitary sewer force main extension; and submersible sanitary sewer lift station. Langan prepared site plan documents and processed the plans through the Palm Beach County site plan approval process. The main challenge associated with the project was the compressed site plan approval time schedule required by the client. Langan obtained the site plan approval in four months.

Fulfillment Center – Aurora

OVERVIEW
Langan provided site/civil and traffic engineering services for the design and construction of the fulfillment center in the Prologis Park 70 Distribution Park. Design services included layout of the 1,000,000 SF distribution center, 1,000 passenger-vehicle parking stalls, a truck court with 450 trailer parking stalls, and associated utility infrastructure improvements. Langan also prepared a traffic impact study for the developer and regulatory agencies. The tenant’s deadline for occupying the building resulted in a very tight project schedule for the design, permitting, and construction phases. Langan was able to quickly and efficiently prepare and deliver a site plan to the regulatory agencies, which approved the plans within the tight scheduling requirements.

Fulfillment Center – Troutdale

OVERVIEW
This 857,470-SF single-story warehouse and office facility is the home of an online order fulfillment center. The facility includes a large, open, 4-level structure and a process mezzanine and sits on a 74-acre parcel of a former Superfund site about 15 miles east of Portland. Langan performed complete site/civil engineering services during the conceptual, design, permitting, and construction phases of the project. Our team developed a stormwater management design that was aligned with North Troutdale Storm Drainage Master Plan and fulfilled city and state requirements. To address the concerns of the Multnomah County Drainage District regarding increased volume of stormwater, we also performed a hydrologic and hydraulic analysis of the Salmon Creek.

Porta Norte

OVERVIEW
Porta Norte is a 250-hectare development just north of Panama City, next to the Panama Golf Club and just 10 minutes from Tocumen International Airport. Inspired by the Old Quarter of Panama, this project was designed to harken back to the time when communities were tightly-woven networks. To achieve this, the design team looked to new urbanism - a concept founded on the belief that well-designed cities, towns, and neighborhoods build healthier and happier communities where businesses prosper. Santa Maria Golf & Country Club

OVERVIEW
Santa Maria Golf & Country Club is a high-end, 700-acre mixed-use development located along the Corredur Sur. It includes retail and restaurant space, residences, and a Jack Nicklaus golf course. Langan provided complete site/civil and traffic design for the on-site roads, drainage, and utility infrastructure from the conceptual phase through construction documents. One of the greatest site-specific challenges was the design of over 30 acres of on-site, man-made lakes to act as stormwater management and high-quality site amenities, which will be constructed in fill materials.

Chrin NW Quadrant

OVERVIEW
Following the success of other businesses in the Chrin Commerce Center, the latest multi-use lot to be developed will provide warehouse space for business expansion in the North East Corridor. The development will include a 1.1-million-SF warehouse/distribution center that will provide much needed storage space for the burgeoning online marketplace. Langan provided survey and traffic and transportation engineering design and permitting services for a high-volume driveway along Main Street (S.R. 1002). Challenges of the project included stormwater management design that limits the effect on the surrounding Karst (limestone) geology and roadway re-profiling to meet sight distance requirements at the new signalized intersection.

WMATA Dulles Rail Yard and Maintenance Facility

OVERVIEW
Langan provided geotechnical engineering services for the design-build of Dulles Rail Yard and Maintenance Facility. This 71-acre site consists of a service and inspection building, warehouse, maintenance of way building, transportation and police building, and train wash building. The site also includes a rail and train layup yard, ancillary structures, employee parking lots, stormwater management facilities, and a network of roadways. Langan’s extensive subsurface investigation consisted of borings with rock coring, temporary groundwater level observation wells, test pits, infiltration tests, seismic refraction surveys, and specialty laboratory testing. Additionally, during the subsurface investigation, Langan provided environmental soil screening services.
