New York University – SPCC & PBS Compliance Audit

OVERVIEW
Langan was retained to conduct a petroleum bulk storage (PBS) compliance audit and prepare Spill Prevention, Control and Countermeasure (SPCC) Plans for storage of oil in 45 campus buildings, including a cogeneration plant. We also developed an environmental management system for NYU’s Environmental Health & Safety team, which allows them to track the completion of corrective actions, maintain ongoing compliance records and keep a calendar of due dates for inspections and registration renewals.

Con Edison – SPCC & Spill Containment Compliance

OVERVIEW
Langan was retained by Con Edison to evaluate spill containment systems at 13 waterfront substation facilities for compliance with federal oil pollution prevention requirements for secondary containment of oil-filled operational equipment. Langan personnel visited each site and prepared reports identifying potential spill pathways, recommendations for follow-up investigations, and suggested improvements to each facility’s Spill Prevention, Control and Countermeasure (SPCC) Plan.

LNG Peak Shaving Facility, New Jersey

OVERVIEW
This LNG peak-shaving facility will consist of a large LNG tank, vaporizer system, truck loading and unloading rack, and other associated facilities. Located on a brownfield site in an industrial setting, the facility site has a history of waste management and is challenged by nearby wetlands and streams. Langan’s civil, environmental and traffic engineering groups are working together to support property assessment, optimal facility layout and facility permitting.

Walter R. Earle Asphalt Plant

OVERVIEW
Walter R. Earle- Morrisville, LLC (Earle) purchased an existing hot mix asphalt plant located in Morrisville, Pennsylvania in December 2014. Langan provided environmental engineering and compliance services to assist the Earle facility in obtaining the necessary environmental permits and achieve environmental compliance during the transfer of ownership as well as during plant operations. Langan conducted a review of the existing plant operations, equipment, and environmental permits and compliance status to determine Earle’s responsibilities after the acquisition.

Northville Industries – FRP & SPCC Plans for Oil Storage Terminals

OVERVIEW
To assist with a scheduled 5-year-plan renewal, Langan conducted site inspections and prepared amendments to spill contingency plans for Northville Industries’ oil storage terminal facilities on Long Island, New York. The plan amendments included revisions to the text and facility diagrams for Facility Response Plans (FRP) and Spill Prevention, Control and Countermeasure (SPCC) Plans in order to address changes to secondary containment and piping systems. Our survey team prepared schematic diagrams detailing the complex piping systems at both terminal facilities. Plan amendments were certified by a Langan professional engineer licensed in New York.

Distribution Facility – Long Island City

OVERVIEW
Langan’s multi-disciplined team of engineers provided due diligence, survey, site/civil, geotechnical, seismic, environmental, and waterfront engineering services for the 8.8-acre distribution facility located at 29-01 Borden Avenue, in the Borough of Queens, New York. The development consolidated two lots, involved the demolition of two warehouses, and the construction of a new parcel distribution facility. The proximity of the site to Long Island Expressway offers the distributor key access to Manhattan.

Dietz & Watson Headquarters Expansion

OVERVIEW
After a devastating fire, the Dietz & Watson deli products distribution plant in Delanco, NJ was forced to find a new place to call home. The food industry giant opted to return to their roots in the city of Philadelphia and expand upon their existing 22-acre corporate headquarters. The expansion will include a new 200,000-SF enhancement of its corporate headquarters and manufacturing facility, and a new fleet-maintenance facility. Langan provided site/civil, environmental, geotechnical and traffic engineering; landscape architecture; and survey services in the redevelopment of a portion of the former Frankford Arsenal site along the Delaware River. Langan’s brownfield redevelopment experience and regulatory expertise contributed to the accelerated permitting schedule.

KTR Warehouse Development

OVERVIEW
Langan developed a site layout to overcome several constraints and provide the maximum building square footage for the client. This resulted in an 111,300-SF building on the northern lot and an impressive 905,000-SF building on the southern lot. Design constraints included 15 acres of wetlands, an unstudied flood plain, a 16-inch diameter water main in the middle of the site, high voltage electric lines and associated easements, and close proximity to a residence. Langan performed a flood study and net fill calculations to obtain a NJDEP Stream Encroachment Permit. We also designed the site lighting and landscaped buffer behind the West Manor Way residence to address all of the property owner’s concerns.

Swift Factory

OVERVIEW
The Swift Factory complex served as the economic engine of the Northeast Hartford community for more than 100 years before its closure in 2005. The historic, industrial brownfield site contains the former M. Swift and Sons factory, the historical manufacturers of gold leaf and other pressed metals, as well as two homes on a site totaling 2.6 acres. Community Solutions is re-purposing the facility into a multi-purpose community hub to improve health and create jobs for the neighborhood residents. Langan provided engineering services including site, grading, utilities, and drainage design. We performed the site design around the constraints of renovating an existing building.

324 Half Acre Road Warehouse

OVERVIEW
Langan provided engineering, landscape architecture, surveying, wetland permitting, and environmental services for this 680,000± SF spec warehouse. The site was formerly the home of a manufacturing and research facility, and Langan provided detailed phasing plans for regulatory approvals and construction to incorporate several remaining buildings and the accompanying utility infrastructure. Langan was also responsive to meeting the critical scheduling needs of the client.
