OVERVIEW
Langan provided site/civil engineering and surveying services for the improvement of existing tenant spaces, which were then converted into SoulCycle indoor cycling locations in Georgetown and on 14th Street. The facilities required upgraded water and sewer services and new electric and gas services. Due to limited street frontage, a high level of coordination was necessary in order to accommodate the new utility services for DC Water as well as new PEPCO and Washington Gas service connections.

Union Market Infrastructure

OVERVIEW
Union Market, located in Northeast DC, is a historic market that has been a center for commerce in the city since the 1930’s. Long-term planning for the overall market district includes redevelopment of the area into a vibrant urban village which will include retail space, hotels, entertainment, and restaurants. Langan provided a right-of-way and utility survey and conditions assessment of all utilities within the approximately 45-acre site. Langan also prepared a utility assessment report to document the overall size, age, and condition of the existing utility infrastructure in the vicinity of the project site.

The District Wharf

OVERVIEW
The District Wharf is a mile-long stretch along the Washington Channel that is changing the waterfront in Southwest Washington, DC. Comprised of 24 acres of land and 50 acres of water, it will include 14 buildings and 10 acres of public space once complete. The facilities include a new concert hall, hotels, four public piers, parking, and commercial, residential, and mixed-use buildings. Langan provided a peer review of the previous stormwater management design that was completed for Phase 1 construction of the Wharf. To improve the resiliency of the original proposed stormwater and plumbing design, Langan designed an automated system to redirect stormwater from extreme rainfall events away from the cisterns prior to overloading them. We also provided design drawings, operations and maintenance manual, and construction administration for the proposed valve system and controls.

OVERVIEW
Langan was retained to oversee and supervise the removal of two unknown underground fuel oil storage tanks during site development. A characterization investigation followed and a total of 1,373.59-tons of petroleum-contaminated soils were excavated from the site and transported off-site for disposal. Langan is also conducting the monthly testing and monitoring of the on-site dewatering system that was installed after the site investigation.

Stop & Shop Supermarket and Parking Garage

OVERVIEW
Langan provided land development, geotechnical, environmental, landscape architecture and construction management services for a 55,000-SF Stop & Shop Supermarket along with a three-level 750-space parking garage in downtown White Plains. Langan recommended and oversaw a ground improvement program, which enabled the supermarket to be supported on a shallow foundation system despite the presence of loose soils. Langan also designed the garage’s foundation system based on the inspection of the weathered rock underlying about 2/3 of the garage.

Bloomin’ Brands

OVERVIEW
Bloomin' Brands hired Langan to perform an evaluation of site locations for their recent national expansion, which included a combination of new locations, as well as existing restaurant expansions. New locations were often considered to be freestanding sites or in-line space renovations. Langan performed site evaluations for each location, which focused on zoning constraints, development timelines with various regulatory agencies, parking analysis, alcoholic beverage restrictions, impact fees, and water and sewer connection fees. Langan's quick turnaround and comprehensive evaluations provided a great value to Bloomin’ Brands decision making process.

Destin Commons

OVERVIEW
This development consisted of a regional outdoor mall with anchor department stores ranging in height from 1 to 2 stories. Langan performed a detailed subsurface investigation, engineering evaluation, and field test sections to evaluate deep compressible subsurface conditions, as well as near-surface densification with conventional earthwork equipment. The buildings are supported on shallow footings after heavy surface densification, which resulted in significant savings.

Apple Store – Santa Monica

Langan provided engineering services for a new 10,000 SF (footprint) retail store in Santa Monica. The development involved the demolition of an existing building structure and excavation between two existing building structures to create the basement level of the new building.
