Langan Retail Qualifications

Bringing Value to Your Vision

Having vision in business has less to do with what you can see and everything to do with what others can’t. When it comes to retail development, this means seeing the potential of a site when no one else can.

This also applies to what we do at Langan. Seeing what can’t be seen is the key to our success. We help retail developers understand what they are up against with respect to land development and environmental issues.

Langan’s reputation for technical excellence in the retail market was earned by devising unique ways to maximize a site’s GLA and designing efficient site plans, which translate to significant cost savings. Langan also brings years of urban, high-density experience to the retail sector, maximizing a site’s potential.

Furthermore, our neighborhood LEED design approach, coupled with the fact that Langan also offers geotechnical and environmental services for sites challenged by difficult subsurface conditions, makes us the one-stop shop for retail development projects.

Fruitvale Transit Village

OVERVIEW
The Fruitvale Transit Village is a mixed-use, transit-oriented development next to the Fruitvale BART station. Locally-owned retail stores occupy the ground floor; office space dedicated to community resources and organizations is on the second floor; and the third floor provides 47 apartments, 10 of which are designed affordable units. The village also has landscaped courtyards and at-grade parking. Langan’s geotechnical engineers designed the foundation and slabs to resist the effects of the highly expansive surficial soil blanketing the site. Our environmental team conducted Phases I and II Environmental Site Assessments (ESAs) as well as a soil gas investigation, and provided a site mitigation program.
