St. John’s Terminal

OVERVIEW
The St. John’s Terminal adaptive reuse project transformed a 90-year-old former rail terminal into a 12-story, 1.3-million SF building housing Google’s New York headquarters. With space to accommodate over 3,000 employees, the building provides a next generation, high-performance, biophilic workspace to encourage innovation and collaboration. Langan provided boundary, topographic, and utility surveys and 3D laser scans of the building interior and exterior façade. We also performed an asbestos survey and submitted remedial recommendations, conducted a subsurface investigation, provided deep foundation and support of excavation designs, assisted with waterproofing design and flood zone compliance, and designed and permitted the stormwater detention facility in accordance with NYCDEP requirements. The project achieved LEED v4 Platinum Certification for its core and shell development.

Daylight Transport – Cross-Dock Facility Expansion

OVERVIEW
Daylight Transport combined four properties to expand its cross-dock facility and modernize operations in accord with its other locations across the US. Langan conducted environmental remediation and LSRP oversight during the redevelopment. We provided boundary and topographic surveys and mobile mapping, evaluated buildings for hazardous materials prior to demolition, and prepared civil and traffic drawings to secure city approvals and an access permit from NJDOT. Our geotechnical engineers completed a geotechnical study with recommendations to deal with historic, compressible soils, resulting in a sitewide surcharge program and controlled modulus columns to support the building. Due to the site’s location within a flood hazard area, we also prepared an NJDEP multi-permit application focused on the freshwater wetlands transition area for redevelopment and flood hazard area verification.

Point South Commerce

OVERVIEW
Located on South Freeway, this state-of-the-art, Class A, 260,000 SF warehouse features 50 dock doors, two drive-in doors with ramps, 234 car parking spaces, and truck access. Beyond construction of the warehouse building, the project also included the addition of 77 trailer parking stalls and TXDOT offsite improvements along the frontage roadway. Langan provided due diligence, site plan approval, full civil design, landscape architecture, permitting, and construction administration support.

Windward School

OVERVIEW
The Windward School is an independent day school for students with language-based learning disabilities. The school is split across three campuses and serves grades 1-9. Langan supported the development of the 100,000 SF lower school campus, which features classrooms, art and music facilities, auditoriums, space for community-building activities, and an athletic field. We provided a maintenance and protection of traffic plan, drainage plans, erosion control plans, a stormwater pollution prevention plan, and utility plans, which included the relocation of major city-owned infrastructure located in an on-site easement. Since the project involved the disturbance of more than one acre, we also conducted Stormwater Pollution Prevention Plan inspections and analyzed site conditions to mitigate stormwater runoff and help meet New York State Department of Environmental Conservation regulations.

UT Tyler – Science Building

OVERVIEW
The 120,000 SF UT Tyler Science Building will provide state-of-the-art classrooms, study and collaboration space, conference rooms, offices, computer labs, and teaching and research laboratories for the university’s biology, chemistry, biochemistry, physics, geology, and mathematics programs. Associated infrastructure improvements include the installation of telecom and electrical duct banks, manholes, utility vaults, natural gas distribution, potable water supply, sanitary sewer systems, fire lines and hydrants, stormwater management systems, and chilled water supply/return connections. Langan is preparing a stormwater pollution prevention plan; site, traffic, grading, drainage, and storm sewer plans; and utility plans for the extension of water lines in coordination with the Tyler Fire Marshal.

340 Portage Avenue

OVERVIEW
Located on 14.65 acres, the historic cannery building that formerly housed Fry’s Electronics is being redeveloped into a mixed-use building with retail and research and development space, with 3.25 acres of the site dedicated to affordable housing. The project also includes the partial demolition of the building to make room for 74 townhomes and the construction of a two-story parking garage and a small park. Additionally, the overhead power line must be replaced with an underground line to comply with the City of Palo Alto Utilities Rule 20. Langan conducted geotechnical services for the seismic retrofit of the building and new parking garage. We are providing consultation and plan review, laboratory testing, construction observation, special inspection letters, and project management services for the seismic retrofit, parking structure, and work related to Rule 20.
