Connor Lane

OVERVIEW
The Connor Lane development includes two speculative warehouses totaling over 170,000 SF. The site is located within a FEMA Special Flood Hazard Area Zone AE and the City of Austin Ultimate 100-Year Floodplain. Langan provided hydrologic and hydraulic analyses to revise the extent of the floodplain through the site and reclaim developable area. Working within the city’s stringent water quality requirements, we performed water quality and detention design services for a sand filtration system and a stacked biofiltration/detention pond. We also developed detailed tree mitigation calculations and landscape planting plans in accordance with the city’s tree protection requirements.

360 Rosemary

OVERVIEW
360 Rosemary is a 19-story, 297,000 SF, Class-A office tower in the heart of West Palm Beach’s central business district. Our team combined their high-rise expertise with a thorough understanding of the area’s subsurface conditions to develop unique and cost-effective foundation recommendations for the tower. We also performed a subsurface investigation, conducted observation/monitoring of test pile installations, and provided continual support throughout the design and construction phases to allow for timely solutions to project challenges.

Valley Youth House – Camp Fowler

OVERVIEW
Located on a 43-acre site, Camp Fowler provides outdoor behavior health and therapeutic camp programs for Lehigh Valley’s vulnerable youth. The camp offers a variety of programs to help participants heal from past trauma, build confidence, develop leadership and communication skills, and establish trust. Langan provided site/civil services to support the redevelopment of seven cabins for youth and staff, equipping each building with heating, air conditioning, indoor plumbing, fire protection, and ADA-compliant accommodations. We are also supporting the construction of a recreation and education center to complement the camp’s other enrichment programs.

Treasure Island/Yerba Buena Island Redevelopment

OVERVIEW
Langan is providing multidisciplinary engineering services for the Treasure Island/Yerba Buena Island Development Project on behalf of the Treasure Island Development Authority (TIDA). Our team has a high degree of familiarity with site conditions, including development plans, environmental conditions, and community and stakeholder concerns. We oversee the US Navy-led environmental remediation program; assist with issues of land transfer, reuse, and controls; and confirm continued acceptable environmental conditions on the islands by overseeing indoor air quality evaluations, preparation of soil management plans, stockpile management, tank removal, and lead and asbestos management.

NJIT – Maple Hall Student Housing

OVERVIEW
Maple Hall is an eight-story student housing building located on NJIT’s Newark campus. The facility includes 176 apartments with a total of 548 beds, private and group study rooms, game rooms, an outdoor terrace, on-site parking, and 2,000 SF of retail space. Langan provided subsurface investigations, laboratory testing, on-site observations, and coordination with New Jersey Transit because of the site’s location 50 feet from an underground light rail. We also prepared a Preliminary Assessment Report, identified and remediated areas of concern, and completed traffic impact studies to support the site plan application.

Hollywood Casino Aurora

OVERVIEW
A new Hollywood Casino Aurora is being developed on a 20-acre site adjacent to the Chicago Premium Outlets and will replace the casino’s riverboat property. The land-based casino and hotel will include 900 slots, 50 live table games, an ESPN BET sportsbook, a full-service spa, 200 hotel rooms, 10,000 SF of meeting space, and an events center. Langan is providing multidisciplinary services for the project, including a detailed review and evaluation of the site’s codes, zoning, ordinances, and environmental site history. We are also conducting regulated building materials surveys and supporting abatement design and implementation during demolition of the previous facility.
