King Abdullah Financial District – Ahlamana

OVERVIEW
Langan provided geotechnical engineering services for a mixed-use residential, office, and retail building located within the southern portion of the King Abdullah Financial District. Ahlamana consists of two structures, a 26-story (105 meter) residential tower and a 15-story (78 meter) office tower. Four basement levels are planned for about two-thirds of the parcel and a fifth basement level for the remainder of the parcel. The total footprint for the location is approximately 5,700 square meters. Langan’s subsurface investigation observed significant rock fracturing during drilling. Additional services included calculations and recommendations for permanent control of groundwater, a seismic evaluation, backfill and compaction, and a site-specific investigation to better understand conditions at the site.

Accurate Box

OVERVIEW
Accurate Box, one of the largest independent manufacturers of high-quality laminated packaging in the US, is a 73-year old family-owned business based in Paterson, NJ. Accurate Box called on Langan to help expand their headquarters to over 300,000 SF, so that they could continue to grow and increase much needed employment in the City of Paterson. Langan faced several technical challenges that required innovative approaches to resolving the unique conditions encountered during construction. Environmental considerations also increased the complexity of construction. A number of unanticipated underground storage tanks were identified, removed, and reported to the NJDEP.

Coleman Highline

OVERVIEW
Coleman Highline is a massive office development next to Avaya Stadium. The site was previously used by FMC Corporation for the testing of military tracked vehicles under US Department of Defense Contracts. Phase 1 of the project includes four office/mixed use buildings, ranging from 4 to 6 stories tall, several small retail structures, parking structures, and associated paved parking areas. As the environmental consultant, Langan conducted various tasks including soil sampling, soil gas investigation, and groundwater treatment system evaluation. Langan also performed a geotechnical investigation for all of the planned buildings within Phases 1 and 2.

Los Angeles Chargers Training Facility

OVERVIEW
Langan provided multi-discipline engineering services in support of the new Los Angeles Chargers NFL training facility and team headquarters in Costa Mesa, California. The project site is a 5-acre redevelopment parcel that required tenant and parking improvements and the construction of new practice fields. As part of the design phase, Langan provided grading and utilities design, land surveying, Storm Water Pollution Prevention Plan (SWPPP), and SWPPP monitoring/inspection. Geotechnical services included materials testing, observation and testing earthwork, subgrades for shallow foundations and concrete flatwork, and foundations for fence light standards at the practice fields.

Vario Redevelopment

OVERVIEW
Langan provided geotechnical and environmental engineering due diligence review services for proposed 2900-3060 Brighton Boulevard mixed-use redevelopment, Vario. The redevelopment of is part of a larger development of the rapidly growing section of Denver, Colorado known as River North Art District (RiNo). The redevelopment includes new construction, as well as renovations to several buildings. The project site consists of two adjacent parcels totaling approximately 7.8 acres. New construction will include over 400 apartments, nearly 100,000 SF of office space and 30,000 SF of retail space.

The Studio Museum in Harlem

OVERVIEW
The Studio Museum in Harlem will break ground on its new home in 2018 to celebrate the institution’s 50th anniversary. Designed in accordance with the museum’s core values of openness and engagement, the six-story, 83,820-SF building will provide twice the exhibition space to showcase artists of African descent. The new facility will be constructed on the museum’s current site through a public-private initiative with the City of New York. Langan is providing site/civil, environmental, and geotechnical services for the project. The museum is expected to open in 2021 and will seek LEED Silver certification.
