The Vision on Fifteenth

OVERVIEW
The Vision on Fifteenth is a commercial mixed-use building with street-level restaurant and retail space, as well as views of Downtown Pittsburgh and the Strip District. Upon completion of construction, it will also include multi-modal transportation in the form of 373 parking spaces, 90 bike storage spaces, six electric vehicle charging stations, and a bike/electric scooter sharing program. Langan performed full design services from schematic to construction, including development plans, landscape architecture plans, water service design, sanitary service design, sewage facilities planning and permitting, erosion and sediment pollution control design, and stormwater management design. We also provided preliminary trip generation figures detailing the scale of the development.

West Crescent Avenue Mixed-Use Development

OVERVIEW
This mixed-use development includes a new Borough Hall office, recreation space for the community, and a four-story, 70-unit residential building with a mix of market rate apartments, senior affordable housing, and first responder housing. Langan provided site plans and stormwater management design calculations for the Borough Planning Board application, prepared an Environmental Impact Statement, and coordinated the building layout, programming, and utilities for the Borough Hall, residential, and warehouse buildings. We performed a field inspection for our traffic impact study, taking inventory of roadway geometry, traffic control, and location of adjacent driveways and intersections. Additionally, we submitted applications to NJDEP for a Flood Hazard Area Verification and Freshwater Wetlands Letter of Interpretation – Line Verification, and the Borough Planning Board for Preliminary and Final Major Site Plan approval and Minor Subdivision approval.

Graffiti Pier

OVERVIEW
Graffiti Pier is a popular outdoor street art gallery currently being revamped into a unique public waterfront park along the Delaware River. The goal of the project is to continue the street art and cultural value of Graffiti Pier while enhancing waterfront access for local neighborhoods. The project team is participating in the community engagement process, which includes artists, neighbors, and community members who have enjoyed using the space. Langan performed a boundary and topographic survey to document existing site conditions, including the former railroad structure now being used for on-site artwork. We also provided a preliminary geotechnical assessment, established conceptual foundation solutions with the structural engineer, and assessed the condition of Pier 18 and Pier 20 to investigate the feasibility of reusing or modifying them for the public park.

Marina Pointe

OVERVIEW
Westshore Marina District is a 52+-acre mixed-use development overlooking Tampa Bay, with 1.5 miles of waterfront and marina. Marina Pointe is considered the centerpiece of the master planned community and consists of three 16-story residential towers connected by two five-story parking podiums. Langan performed geotechnical consulting services throughout the project, from an initial geotechnical investigation, to deep foundation load testing and optimization, and value engineered ground improvement. Langan also provided construction observation services for both drilled shafts and ground improvement and worked closely with the team from design through construction.

Conference House Pavilion

OVERVIEW
Previously closed in 2011 due to storm damage and deterioration, the Conference House Pavilion recently underwent a complete renovation resulting in a 3,000-SF water and wind resistant structure. The new structure features landscape enhancements and green infrastructure to manage storm water runoff. Langan established utility connections and site plans for regulatory agency submittals, developed a design to divert water run-off from slopes using swales and bio-retention basins, and conducted an on-ground site survey and topographic survey. We also performed environmental probes, geotechnical borings, and test pits at the site to determine if the existing foundation could be reused and provide recommendations for foundation improvements.
