North 45 Logistics Center

OVERVIEW
Located on a 33-acre tract along I-45, this speculative warehouse development includes a 330,000 SF cross-dock warehouse, a 112,000 SF frontload warehouse, and associated site improvements. Langan provided stormwater management, landscape, irrigation, and lighting plans; led the Texas Department of Transportation permitting, and facilitated the relocation of numerous utility easements.

Stargazer Village

OVERVIEW
Stargazer Village is a housing development with 95 single-family homes and 39 townhomes. Located on 26 acres, the community includes sidewalks, pedestrian pathways, trails, and a bridge, which provides safe access to cross the site’s wetlands. Langan provided an innovative design for the sanitary system, choosing low-pressure, individual grinder pumps instead of a traditional gravity system. This design mitigated issues related to varying site terrain, the uphill location of the discharge point, and the expenses related to moving the sewage to a nearby wastewater treatment plant. We also prepared site, grading, and on-site land development plans; conducted earthwork analysis; provided designs for the stormwater management design, erosion, and sediment pollution control; and led the NPDES permit submission.

Legacy Ranch High School

OVERVIEW
As the second high school serving the Liberty Hill Independent School District, Legacy Ranch will provide innovative learning spaces to foster collaboration, problem-solving, communication, and growth for approximately 2,800 students. In addition to the 440,000 SF facility, the project includes construction of a football stadium with an eight-lane track, baseball and softball fields, competition-level track and field facilities, and an athletic field house. Langan is providing multidisciplinary services for the project, including specialized environmental permitting because of the site’s location on a 95-acre site in the Edwards Aquifer Contributing Zone.

Consumers Energy, EHS Management System Implementation

OVERVIEW
Since 2018, Langan has helped Consumers Energy build a “best-in-class” environmental and safety information management system, with the goal of continually improving its EHS compliance program. Through this collaboration, Consumers Energy has generated valuable business benefits in several EHS program areas, including inspection management, incident management, waste management, and multimedia compliance. We also designed an environmental management solution to track Title V air quality management, ESG performance, and risk management, and continue to review and analyze the company’s environmental, safety, and sustainability management processes, systems, and resource capabilities.

1629 Market Street

OVERVIEW
1629 Market Street is a mixed-use development consisting of three nine-story residential buildings with a total of 443 apartments and a four-story facility to replace the demolished Local 38 Plumbers Union Hall. The site is in proximity to tunnels for Bay Area Rapid Transit (BART) and the San Francisco Municipal Railway (MUNI). Langan conducted Phase I and Phase II Environmental Site Assessments; prepared Site Mitigation Plans and Dust Monitoring Plans for each building; and observed hazardous soil remediation and performed soil sampling and testing during construction. We also performed soil structure interaction analyses to determine the project’s potential impacts on BART and MUNI facilities and evaluated subsurface conditions to develop design criteria for ground improvement, foundations, shoring, and seismic design.

The Borden Complex

OVERVIEW
The Borden Complex is a five-story, 900,000 SF building with distribution/warehouse operations and film/television production facilities. After the site was accepted into the NYSDEC Brownfield Cleanup Program, our environmental team completed three phases of investigation to prepare the NYSDEC-approved Remedial Action Work Plan and provided oversight of all remediation activities related to construction. We also conducted an extensive geotechnical subsurface investigation to satisfy building code requirements and completed a site-specific seismic study, former building pile conditions assessment, temporary excavation support system design, and geotechnical design analysis. Our site/civil and traffic teams collaborated to address issues related to site layout, grading, drainage, stormwater management, erosion control, utility connections, public right-of-way improvements, and agency permitting.
