20 Carbon Place

OVERVIEW
20 Carbon Place is bringing two 12-story, mixed-use buildings and a new road to Jersey City. Located on the west side, the buildings will have 450 residential units, 252 parking spots, and amenity and retail space on the ground floor. Langan is providing design services, including a stormwater management plan in accordance with the Jersey City Municipal Utilities Authority and the New Jersey Department of Environmental Protection. Our landscape architecture team is designing the rooftop terrace and public plaza space, which will total over 30,000 SF. We also provided a subdivision plan to identify the limits of the proposed 60-foot-wide right-of-way for the new road located between the buildings. Project challenges included compliance with the Route 440 – Culver Redevelopment Plan, which impacted building design and streetscape improvements.

Wesleyan Public Affairs Center & Art Gallery

OVERVIEW
Located at the heart of the Wesleyan University campus, the Public Affairs Center (PAC) is slated for a major upgrade. The building, home to the social sciences department, will be nearly 20% larger and feature a 75% increase in classroom space. The project also includes the development of an art gallery and patio space adjacent to the PAC building and Olin Library. Langan is providing design services related to drainage, site utilities, and soil erosion and sediment control measures including details and specifications. Our landscape architects are assisting with LEED coordination, site layout and materials, site grading, planting, site lighting, and site furnishings.

Brava

OVERVIEW
Located in Houston’s Central Business District, Brava is set to become the city’s tallest residential tower. Langan’s geotechnical team performed subsurface investigations and provided foundation recommendations to support the 46-story tower without below-grade levels on a pile supported mat. Langan also provided quality assurance observation and verification during foundation construction.

Seminole Hard Rock Hotel & Casino Expansions

OVERVIEW
The project consists of two hotel towers (17-story and 20-story), several expansions to casino and retail facilities, a 5-story podium connecting the two towers, a stand-alone parking garage structure, and a new central plant. As the geotechnical engineering consultant and engineer-of-record for these expansions and one of the towers, Langan performed initial and supplemental subsurface investigations and provided foundation recommendations. Foundation recommendations included several augered cast-in-place piles and drilled shaft diameters with varying capacities, depending on the expected structural loads.

Genesis Marina

OVERVIEW
Located at the former Sierra Point Landfill, Genesis Marina provides 784,000 SF of laboratory and Class A office space for the science and biotech community. The development consists of three five-story buildings atop a two-story podium garage, as well as a shared outdoor space overlooking the San Francisco Bay. Once part of the San Francisco Bay, the site was progressively filled between about 1963 and 1975. Langan evaluated the potential for long-term settlement of refuse and bay mud to occur at the site and developed a Post Closure Development Plan to comply with state landfill regulations, which was approved by the San Mateo County Environmental Health Department Local Enforcement Agency and the Regional Water Quality Control Board. During construction, we observed site preparation and grading, refuse relocation, compaction of fill and backfill, clay cap construction and repair, pile installation, utility trench backfill, and subgrade preparation for pavements and hardscape.

Greenpoint Landing – Eagle+West

OVERVIEW
The Eagle + West project constructed a pair of cantilevered 30- and 40-story residential buildings over a full shared podium, and added 745 residential units (30% of which are affordable) and 42,000 SF of amenities. The project also expanded the waterfront esplanade along the East River, developed a 2.5-acre public park, and extended West Street. Langan served as technical expert during legal meetings with NYC Department of Environmental Protection to obtain approval for on-site sewers and the water main, oversaw installation of the utilities as resident engineer, and provided several multidisciplinary services during design and construction.
