SciTech Scity

OVERVIEW
Located adjacent to the Liberty Science Center, SciTech Scity is a 14-acre “mini-city” campus that will bring together the community through education centers, housing, and cutting-edge corporate spaces. The development includes Edge Works, which will serve as an economic and creative hub, as well as an open space plaza, a pedestrian connection to Liberty Science Center, a STEM learning center, and a residential complex called “Scholars Village.” Langan is very familiar with the site, having previously worked on the Liberty Science Center expansion project and Liberty State Park. Project challenges included working within the 100-year floodplain and preparing the site work and infrastructure needed for the full build-out of the campus.

Arizona State University – Wilson Hall Replacement

OVERVIEW
Arizona State University is replacing a three-story building built in 1956 with a five-story, 169,626 SF academic building that will support the school’s master plan and campus vision. For this project, Langan performed a field investigation, which included test borings and laboratory testing, and developed recommendations for deep and shallow foundations. We also helped protect multiple utilities located beneath the development by providing recommendations for cast-in drilled hole piles to support large loads and bypass the utility tunnel.

Poitras East – Lake Nona Greenwood

OVERVIEW
Lake Nona Greenwood, also known as Parcel N-5 Multi-Tenant Retail, is a four-acre lot containing approximately 24,000 SF of commercial development. Located within the Poitras East portion of the Lake Nona master-planned community, this project includes two commercial buildings and a 180-space parking lot. Langan is deeply familiar with the site, having worked as the site/civil engineer responsible for mass grading and stormwater management design and permitting for the entire 800-acre Poitras East property, as well as the utility infrastructure for the overall commercial development. We also coordinated with several agencies during the permitting process, including the City of Orlando, South Florida Water Management District, Orlando Utilities Commission (Water and Electric), Orange County Utilities, and Florida Department of Environmental Protection.

David Rockefeller Creative Arts Center

OVERVIEW
Housed within the historic Orangerie, the David Rockefeller Creative Arts Center is a net-zero, LEED Platinum-certified facility with a multipurpose performance space, gallery, and flexible studio for artists and community programs. Through the adaptive reuse of the 8,000 SF Beaux-Arts Orangerie, the dormant building was renovated and expanded to create a cultural hub on the 217-acre Rockefeller Estate. Langan provided surveys of the project area and greater estate, subsurface investigations to support the renovation, photovoltaic field foundation design, geothermal well field design, site plan approval drawings, stormwater management, and the rain garden design.

4th and Harrison

OVERVIEW
4th and Harrison includes two developments: a 15-story mixed-use building and an affordable housing building. The mixed-use development will consist of 770,000 SF of Class A office space, 36,000 SF of retail, and 16,700 SF of public open space. Langan completed a geotechnical investigation to evaluate the subsurface conditions at the site, developed conclusions and recommendations regarding the geotechnical aspects of the project, and prepared a Phase I Environmental Site Assessment.

Fairfield University – Bellarmine Campus

OVERVIEW
Fairfield University’s expansion into Bridgeport has brought new life to the former St. Ambrose parish. With this expansion, the university will offer a two-year associate degree program to local communities, with the goal of supporting low-income and first-generation students. The site will add a parking lot, ADA ramp, and new green drainage facilities, including a network of rain gardens and drywell structures. Preparation of site plans included demolition, site layout, grading and drainage, soil erosion and sediment control, planting, and construction details. Langan conducted a preliminary traffic/trip generation assessment memo to compare existing traffic patterns with the anticipated number of peak-hour trips generated by the development, and provided boundary and topographic surveys of the site.
