Francis Walsh Intermediate School

OVERVIEW
The Francis Walsh Intermediate School underwent a renovation and expansion, including an addition to the east side of the building, renovation of common spaces (cafeteria, gym, support offices), and demolition of the southern wing. The 190,000 SF school is located on a 20-acre site with former marsh and wetland areas. Langan performed an interior and exterior hazardous building materials survey prior to the start of the project, conducted a subsurface exploration, prepared a Phase I and Phase II Environmental Site Assessment, and provided a traffic impact study, off-site school signage inventory, and local and state permitting support.

St. Luke’s Upper Bucks Campus – Women’s Health Center, West Wing

OVERVIEW
The three-story, 118,000 SF West Wing building at St. Luke’s Upper Bucks Campus includes an 80-bed women’s health center with a cancer center with medical offices, infusion, radiation oncology, and expanded obstetric services. Langan’s involvement in this project began with acquisition support to aid the campus expansion, including extended due diligence, concept planning, cost estimating, and negotiation support. We conducted significant natural resources permitting to offset potential impacts to adjacent wetlands and waterbodies; provided land development design, permitting, and approvals services; and performed construction oversight and coordination. In addition to on-site development, the project also required major widening and associated improvements to the roadway, intersections, and signals along Route 663 (John Fries Highway).

Poitras East – Lake Nona Concorde

OVERVIEW
Lake Nona Concorde, also known as Parcel N-5 Multi-Family, is a 14-acre residential development located within the Poitras East portion of the Lake Nona master-planned community. The development features 300 apartment units and amenities including a 9,000 SF clubhouse and pool, a basketball court, an adult fitness center, a playground, a dog park, and a car wash. Langan provided site/civil, geotechnical, and platting to support the project, including design and permitting services and a geotechnical investigation. We previously provided civil engineer services for the entire 800-acre Poitras East site, which included mass grading and master stormwater management design and permitting, as well as utility infrastructure.

Summit Health – Multi-Specialty Hub

OVERVIEW
Summit Health’s 100,000 SF, state-of-the-art hub provides space for 18 specialties in one location, including primary care, family medicine, dermatology, orthopedics, urology, breast care, imaging, lab, and comprehensive cancer care. The facility also houses a CityMD urgent care, resembling a hospital emergency room with 19 examination areas. Langan prepared concept plans, site plan drawings, stormwater design, soil erosion and sediment control plans, a lighting analysis, and a tree removal and replacement plan. We also completed a boundary, topographic, and utility survey, conducted a geotechnical investigation, developed a Traffic Impact Statement, and provided a detailed Environmental Impact Statement for the project.

Parkside Edge – Phase II

OVERVIEW
Parkside Edge is a transformative project that aims to beautify the edge of Parkside Avenue in Philadelphia and create safe pedestrian and community connections to West Fairmount Park. Langan provided multidisciplinary services for Phase II of the project, which included improvements to a block of parkland situated between the Please Touch Museum, Welsh Foundation, and a residential neighborhood. The block was identified as a critical connective piece that provides opportunities for public programming, gatherings, and a pedestrian link to the museum and surrounding areas. Langan’s landscape improvements included an outdoor gathering space with granite block seating, an axial path leading to the museum, trees and plant beds, site furnishings, and site lighting.

532 Neptune Avenue

OVERVIEW
532 Neptune Avenue is a two-phase development with retail space and a 758,600 SF residential complex, which includes 499 rental units (30% affordable) across three towers, 535 parking spaces, and 95,000 SF of indoor and outdoor amenity space. Langan helped the project team navigate the extremely fast-track design and construction schedule for Phase II. Project challenges included the site’s proximity to an NYCT elevated railroad structure and the need to raise the entire site above the floodplain. We designed a cost-effective auger-cast pile foundation system, performed a 3D finite element modeling analysis, provided special inspection services during load testing and production pile installation, and coordinated design and permitting with several city agencies.
