1 Java

OVERVIEW
Located on the waterfront in Brooklyn’s Greenpoint neighborhood, 1 Java is a two-tower development with 850 rental units (including 30% affordable housing), 13,000 SF of ground-floor retail space, and amenities including a rooftop pool, interior courtyard, fitness center, work lounges, and a children’s playroom. Our team coordinated the site layout, grading, drainage, stormwater management, utility connections, and public right-of-way improvements, and prepared site utility plans, a site grading and drainage plan, and a soil erosion and sediment control plan. We also conducted a subsurface investigation, completed a geotechnical engineering report, and provided support of excavation and foundation design. The project’s sustainable features include a geothermal heat pump system and cooling towers to minimize carbon emissions; when completed, 1 Java is expected to be the largest geothermal residential building in New York State.

The Beam

OVERVIEW
The Beam is a five-story apartment complex with 203 rental apartments, on-site parking, and amenities including an all-seasons pool, outdoor theater, rooftop gathering area, gym, climbing wall, and pub. Langan provided enhanced schematic design, including approved permitting drawings and necessary revisions; prepared site engineering plans during the construction document phase; designed two amenity spaces, site lighting, and planting; and developed exterior pedestrian spaces, decorative vehicular pavements, and the entrance stairs and handrails. We also reviewed construction documents in coordination with the recommendations from our geotechnical report and prepared applicable specifications, including earthwork, ground improvement, and structure monitoring.

Highpoint Business Park

OVERVIEW
Highpoint Business Park encompasses two cold storage warehouse buildings totaling approximately 423,400 SF on a 20-acre site. Located within a larger business park, the development was part of an expedited design-build project. Langan evaluated subsurface conditions and the preliminary stormwater management system, and prepared cost-effective solutions for the foundation and conveyance systems. Project challenges included navigating a significant number of public utilities and easements and minimizing walls on a site with a 25-foot grade change.

East Adams Redevelopment

OVERVIEW
The East Adams Redevelopment is revitalizing a 27-block socioeconomically challenged neighborhood into a vibrant mixed-use, mixed-income community offering over 1,000 residential units. Langan provided land use planning services to satisfy SEQR and NEPA requirements in conjunction with local approvals, state financing from the NYS Division of Housing and Community Renewal, and federal financing from the US Department of Housing and Urban Development. We also completed applications for the NYS Department of Environmental Brownfield Cleanup Program for the first three project phases.

Uptown Tower

OVERVIEW
Located in a global commercial hub and cultural destination, the 190,000 square-meter, 72-story Uptown Tower includes office, residential, and hotel space. Langan provided multidisciplinary services for the project as part of a larger Concept Master Plan. Our team conducted a rigorous soil-structure interaction assessment to help create the pile design, estimate foundation settlements, and confirm bearing capacity requirements. We also developed vehicular circulation patterns between the site and surrounding highways, designed a six-story parking structure with nearly 10,000 parking spaces, and addressed site, stormwater drainage and grading, utility, infrastructure, and highway designs.

3 Crossings – The Stacks

OVERVIEW
3 Crossings is a mixed-use development located in a historic area previously home to the city’s steel manufacturing industry. The Stacks is an adaptive reuse of an industrial warehouse facility and now includes two 110,859 GSF buildings, a central open-air plaza, and ground-level retail. Langan provided 3D laser scanning and modeling services, performed a site investigation, guided the project through the Pennsylvania Act 2 Program, and conducted a preliminary characterization of subsurface conditions, which helped inform the foundation design. The Stacks achieved LEED Silver Certification and a WELL Health-Safety Rating.
