One Manhattan Square

OVERVIEW
Located along the East River waterfront, One Manhattan Square is an 80-story, 823-foot luxury glass tower with 815 condominiums and over 100,000 SF of indoor and outdoor amenities. Langan performed Phase I and Phase II environmental assessments and investigations, completed a geophysical investigation, provided environmental oversight during soil excavation, performed a subsurface investigation, and assisted with foundation design. Challenges arose during the design due to the presence of adjacent NYC and NYS Department of Transportation bridge structures, as well as significant uplift and lateral loads on the building foundation. In response, Langan helped obtain approval for an early index pile installation and load-testing program, and performed structure monitoring and special inspections during construction.

West Virginia University – Reynolds Hall

OVERVIEW
West Virginia University is constructing a 180,000 SF building on its main campus, which will include the School of Business and Economics, 23,400 SF of campus recreation space, and 3,600 SF of food/retail/lobby space. The building will serve as the hub of educational and experiential learning on campus, providing technologically advanced and uniquely designed active learning spaces that can adapt to ever-changing business learning environments. Langan performed an ALTA/NSPS Land Title Survey for the project site, totaling 4.8 acres, and an existing conditions survey to obtain detailed topographic information. We are also providing demolition engineering for existing structures, erosion and sediment pollution control design, stormwater management design, infiltration testing, water and sanitary service design, and construction administration services.

53 Colton Street

OVERVIEW
53 Colton Street is a 96-unit apartment building for formerly homeless, single adults. The development will consist of a six-story, 70- to 75-foot-tall building with one below-grade basement. San Francisco Bay Area Rapid Transit tunnels cross beneath a portion of the site. Langan performed Phase I and Phase II Environmental Site Assessments to identify recognized environmental conditions present at the site and further evaluate the environmental quality of the subsurface conditions. We also conducted geotechnical investigations to evaluate subsurface conditions and develop geotechnical design criteria for ground improvement, foundations, shoring, and seismic design. During construction, Langan will perform hazardous soil removal observation and consultation for Site Mitigation Plan compliance, and observe ground improvement installation and testing, shoring installation, foundation excavation, groundwater monitoring, and subgrade preparation.

Blanquita B. Valenti Community School

OVERVIEW
Blanquita B. Valenti Community School is a three-story, 127,500 SF, K-8 public school in New Brunswick. The state-of-the-art facility provides classrooms, science demonstration rooms, computer/technology laboratories, a media center, a multi-purpose room, a playground, and an expanded cafeteria for approximately 800 students. Langan provided multidisciplinary services for the project, including the design of a new signaled intersection to create safer pedestrian crossings and more efficient ingress and egress, as well as environmental remediation activities during construction.

Stone Hill Meadows

OVERVIEW
The Stone Hill Meadows community includes 140 single-family homes with four energy-efficient base models, surrounded by 70 acres of open space and an extensive network of public paved bicycle and pedestrian trails. Langan prepared a Stormwater Management Report in conjunction with design drawings, performed a backwater analysis to determine the extent of the 100-year floodplain, and conducted an as-built survey to address stormwater concerns. We also provided a traffic impact study, traffic signal permit plans, Carbonate Assessment Report, and geotechnical investigations for several karst features mapped at the site.

University of Saint Joseph – O’Connell Athletic Center

OVERVIEW
The University of Saint Joseph’s O'Connell Athletic Center is undergoing a complete renovation and 31,000 SF addition. When completed, the facility will contain two basketball courts, a training room, strength and conditioning room, expanded laundry and equipment room, new offices, and the student health services center. The expansion helps meet the needs of students either looking to continue their sports careers or pursue a degree in athletic training, sports management, physical education, or sports studies. Langan's site concept design includes boulevard seating and embraces a painted boulder as a focal point for student interaction. Adjacent to the hardscape primary plaza is a secondary "green plaza" for student events, which doubles as green infrastructure in the form of a below-grade stormwater recharge zone.
