Blue Springs Business Park
Blue Springs Business Park is a Class A industrial park in Central Texas offering direct access to the northbound and southbound sides of Interstate 35. Once complete, the park will encompass three state-of-the-art speculative warehouse buildings totaling 604,000 SF. Langan’s services included the design of site lighting, stormwater management, and water quality features for permitting in the Edwards Aquifer Recharge Zone.
UC Hastings Campus Housing
UC Hastings College of the Law is developing a 385,000 SF student housing complex with 628 residential units, amenity and academic space, and leasable retail areas. The building will consist of 12 residential levels over a three-story mixed-use podium that is partially below-grade. Langan performed a subsurface investigation; provided design-level recommendations including shoring, building foundations, new utilities, and associated improvements; and developed site-specific response spectra and time series. We are also conducting geotechnical services for the pile load testing program, observing installation of the production piles, and providing design and construction documentation of streetscape, grading, drainage, stormwater management design, and utility connections. The project is slated to achieve LEED Gold certification.
705 Tenth Avenue
705 Tenth Avenue is a 160-unit affordable housing project with an arts-oriented community space and public restroom on the ground floor. The site also features an adjacent open space that is being developed by the New York City Department of Parks and Recreation. Langan addressed issues regarding grading, drainage, stormwater management, and permitting; prepared preliminary drawings including a site utility plan, right-of-way improvements plan, and construction details; and conducted an environmental subsurface investigation and report to characterize the on-site soil. We also performed a geotechnical subsurface investigation in accordance with New York City Building Code requirements, summarized the investigation results in a report, and provided full-time special inspection of borings.
Plumley Village is a residential development consisting of 15 three-story apartment buildings and one 16-story high rise. Originally built in the 1970s, the complex is currently undergoing a redevelopment, including the redesign of the central plaza and gathering areas; ADA-compliance updates to parking, pathways, and units; and upgrades to site lighting and amenities. Langan supplied a base ALTA/NSPS Land Title Survey covering municipal streets, Route 290, and various sewer, drain, and utility easements. The survey served as the base plan for subsequent engineering design improvements to the site. We also provided grading and drainage improvements to accommodate the redesigned accessible parking areas and pedestrian routes.
Chester Waterfront Master Plan
This master plan is transforming 100 acres of land along Chester’s riverfront, enhancing community access to the waterfront, and encouraging reinvestment in the underutilized area. The project is centered on Subaru Park, home to the Philadelphia Union MLS team, and offers an iconic view of the Commodore Barry Bridge. Beyond the soccer stadium and an office complex, the area is primarily brownfields and parking lots. Langan’s experience with the project site and associated regulatory agencies helped streamline coordination and buy-in from stakeholders and regulators. We identified viable ways to phase in transportation and utility improvements over time, and developed strategies for sustainable and resilient redevelopment, street grids, pedestrian and bicycle networks, utility connections, reconfigured stadium parking, and future transit and rail improvements.
Cornell Scott-Hill Health Center – Recovery and Wellness Center
The Recovery and Wellness Center at Cornell Scott-Hill Health Center (CSHHC) is a 31,500 SF, 52-bed, Class A building that will support CSHHC’s Grant Street Partnership, an intensive substance use recovery program. While the program previously only served men, the new facility will allow it to expand and serve women as well. Langan assisted with local site permitting, including approval from the Board of Zoning Appeals and the City Plan Commission; provided design documents for site layout, grading, drainage, site utilities, planting, and lighting; and prepared a parking management plan.
