Elliot & Hardy Industrial

OVERVIEW
Located adjacent to Elliot Road and Hardy Drive, this project includes the redevelopment of a two-story office building, formerly housing the University of Phoenix Corporate Center, into an industrial hub. Located across 16 acres, the industrial park will feature three buildings totaling 260,000 SF. Langan is providing stormwater management and pollution prevention plans, grading and drainage plans, landscape planting and lighting plans, preliminary geotechnical subsurface exploration and investigation, Phase I Environmental Assessment, and preliminary traffic data collection.

The Bellwether District

OVERVIEW
The former Philadelphia Energy Solutions refinery site is being redeveloped into the Bellwether District, a 1,300-acre industrial logistics, e-commerce, and life sciences center. Langan is the dedicated environmental professional for field observation and reporting for the owner to make sure the project meets the Pennsylvania Department of Environmental Protection Land Recycling Program (Act 2) and the Environmental Protection Agency One Cleanup Program objectives for implemented redevelopment activities. We are providing contaminated soil and groundwater management and tracking, waste disposal tracking, import fill management under PADEP’s Management of Fill Policy, unanticipated environmental conditions identification and resolution under multi-stakeholder input, and remedial investigations. Langan developed innovative digital solutions for daily field reporting, rapid GIS spatial mapping and deliverables, and web dashboards for collaboration, and provided drone surveys for earthwork tracking and cut/fill analysis.

Maplewood Library

OVERVIEW
Maplewood Library underwent a reconstruction and expansion to nearly double the size of the facility. The expansion includes a lower-level creative space, two public assembly areas, additional library space for community use, a dedicated children's program room, additional meeting rooms, and new lounge seating, group worktables, and computer stations. Langan performed a geotechnical investigation to provide foundation and waterproofing recommendations, and designed the site circulation, stormwater management, utilities, and natural resources permitting. The library is the first in New Jersey to be LEED Gold certified.

Public Health Lab

OVERVIEW
The New York City Department of Health and Mental Hygiene and NYCEDC are overseeing the development of a municipal health lab on the Harlem Hospital campus. The project includes the demolition of the Women’s Pavilion and power plant and development of a 230,000 GSF facility encompassing offices, laboratories, and a walk-in clinic. Langan coordinated with the project team and NYCEDC on demolition drawings and specifications, reviewed demolition submittals, identified and addressed hazardous material concerns, and prepared remediation design documents based on our findings. We also conducted a remedial investigation to evaluate soil, groundwater, and soil vapor conditions; prepared a Remedial Action Plan, Health and Safety Plan, and remediation design documents; provided deep foundation designs; and completed a site-specific seismic study to evaluate possible soil liquefaction concerns.

First Aurora Commerce Center

OVERVIEW
First Aurora Commerce Center is a 138-acre industrial park centrally located between E-470 and I-70. Each building will have associated parking areas, driveways, truck courts, and detention ponds. The site’s subsurface conditions consisted of miscellaneous man-made fill overlaying native soils with medium expansion potential, which presented challenges for the development. Langan provided geotechnical peer review, design, and investigation services for multiple buildings within the campus. Our services included evaluating previous geotechnical recommendations from other firms and providing a more cost-effective solution, which included over-excavating and moisture conditioning the top six feet of in-situ soils. Langan’s technical excellence and responsiveness were key to delivering a safe and economically feasible project.

Four Seasons Jeddah at the Corniche

OVERVIEW
Four Seasons Hotel and Private Residences Jeddah at the Corniche is the hotel chain’s first location in Jeddah. The 34-story hotel offers views of the Red Sea and consists of 269 guest rooms and suites, 21 serviced apartments for extended visits, and 64 private residences with two penthouses. Langan provided design development, site grading and drainage, stormwater management, and utility design. We also developed a transportation policy concept for the site to address parking, site access, circulation patterns, and signage and wayfinding; developed a detailed soil investigation scope for the local geology, including borings and in-situ testing; and issued a final interpretive report of our evaluations and findings.
