North Haven Senior Living

OVERVIEW
Langan provided multiple engineering and environmental services for this two-story 90,000-SF senior living facility and site improvements. Langan performed a geotechnical exploration consisting of SPT borings and provided a geotechnical engineering study outlining recommendations for design and construction. We also provided civil engineering services such as site, grading, drainage, and utility design, as well as a boundary and topographic survey of the project area to use as a base map for improvements.

New Jersey State House

OVERVIEW
The New Jersey State House is undergoing a comprehensive renovation to preserve and restore the building’s historic interiors and façade, overhaul and modernize the HVAC systems, address water infiltration, and replace the building’s roofs. Site updates include renovation of the northern entry plaza, addition of an executive parking lot with accompanying security upgrades, reconstruction of perimeter areaways, ADA improvements, drainage and utility upgrades, and landscape and lighting improvements. Langan provided survey and 3D laser-scanning services and is now providing site/civil engineering and landscape architecture related to the site improvements; geotechnical engineering to support the new mechanical, electrical, and plumbing systems, including extensive underpinning and support-of-excavation design; and hazmat investigation, design, and oversight during the remediation of asbestos-containing materials and lead-based paint.

1707 Fifth Ave

OVERVIEW
The project at 1707-1717 Fifth Avenue includes a six-story, 51-unit apartment building on a total lot area of approximately 0.25 acres. The development is proposed to be the first building of scale done in the Eco-innovation District of the Uptown neighborhood of Pittsburgh. In support of the development, Langan provided site/civil engineering, traffic engineering, and surveying services. Our site/civil engineering team provided schematic design level services, which included a Pittsburgh Water & Sewer Authority Submission. Langan’s surveying team performed an ALTA/NSPS Land Title Survey that included topographic information, utilities information, and consolidation plans. Langan’s traffic team prepared a maintenance and protection of traffic plan to maintain a safe pedestrian route along the site and alert vehicles of ongoing construction and any associated disruptions. Finally, we provided construction documentation and construction administration services.

Casa Adelante at 681 Florida

OVERVIEW
The 681 Florida Street development includes construction of a 9-story concrete residential building, which will include 44 studio, 31 one-bedroom, 38 two-bedroom, and 17 three-bedroom apartments. The project is 100% affordable housing funded by the San Francisco Mayor’s Office of Housing and Community Development, with 130 family-friendly homes, 20% of which is set aside for the formerly homeless population. Langan conducted a geotechnical investigation and is providing geotechnical engineering services during design and construction, which includes observation and testing services to confirm soil conditions and check that the work conforms with contract plans and specifications. Our environmental team performed Phase I and Phase II Environmental Site Assessments of the property for the proposed development.

TSX Broadway

OVERVIEW
Located in the heart of Times Square, TSX Broadway is one of New York City’s most complex projects. The historic endeavor included the demolition of a 470-foot-tall hotel, construction of a 46-story mixed-use tower, and lifting of the 1,700-seat, landmarked Palace Theatre 30 feet in the air. By lifting the theater, the project team made room for retail space and Times Square’s only cantilevering outdoor performance stage. Langan’s geotechnical team helped engineer a way to safely raise the theater, preserve the space, and excavate beneath it without disturbing the existing structure. We also collected soil samples and composite soil samples for analysis of waste characterization parameters and performed special inspections to support excavation and foundations for the building, including subgrade for new footings and drilled caissons inspections.

Lehigh University – Rauch Business Center

OVERVIEW
Langan is supporting Lehigh University in expanding its College of Business to a new three-story building on Packer Avenue between Webster and Taylor Streets, near the existing Rauch Business Center. The proposed 18,500-square foot building will expand the business communications center and include a business incubator program. The project will transform an asphalt parking lot to an academic destination, activate the streetscape with improved pedestrian walkways and landscaping, and reduce stormwater runoff by using green roofs to increase perviousness of the site. The project will pursue LEED silver certification.
