One Park

OVERVIEW
The century-old Sisters of St. Joseph of Chambéry convent is being transformed into One Park, a 294-unit multi-family housing complex located on the 22-acre campus. The Sisters will continue to occupy apartments in one area, while the remainder will be renovated into studio, one-, two- and three-bedroom apartments. Langan provided multidisciplinary services to support the building foundation and site development of this complex project. We designed site, grading, and drainage improvements to maximize the usable area of the property and incorporate myriad amenity spaces. Geotechnically, the project was constrained by subsurface conditions and short- and long-term settlement criteria for constructing an addition adjacent to the structure. We helped develop foundation recommendations to meet the project settlement criteria and address constructability and settlement concerns.

VA Palo Alto Healthcare System

OVERVIEW
VA Palo Alto underwent an expansion to enhance the health care system for veterans, including construction of a 325,000 SF ambulatory care center, 174,000 SF polytrauma/blind rehabilitation center, 95,000 SF research facility, and 30,000 SF recreational therapy building. The expansion also added a radiology addition to the hospital, two parking structures, several utilities buildings, a water supply tank, and new utilities and roadways. Langan explored subsurface conditions by drilling borings and advancing CPTs, evaluated site issues and environmental conditions, sampled and analyzed soil and soil vapor, and prepared a groundwater management plan. We also observed and checked the installation of drilled pier foundations, footing excavations, building pad subgrade preparation, and utility trench backfill.

Laborers’ District Council Education and Training Center

OVERVIEW
This 60,000 SF, three-story, state-of-the-art facility is home to the Laborers’ District Council Education and Training Center, a space to train professional construction laborers. It also includes a Community Learning Center, which provides job, education, and basic life skills training in collaboration with Temple University. Langan completed environmental due diligence; collected and analyzed soil/fill material samples; prepared a Material Management Plan; and developed designs for stairs, ramps, walls, furnishings, and paving to complement the building and create a seamless transition from the entrance to the lobby. We also developed a plan to manage soils on-site, minimizing the cost and downtime during construction. Langan’s multidisciplinary approach of soil management, stormwater management design, and materials selection helped the project achieve LEED Silver certification.

Charleston Branch Library

OVERVIEW
New York Public Library is developing a 10,000 SF community library in the Charleston neighborhood of Staten Island. When complete, this addition to the Bricktown Commons retail center will provide community spaces; rooms for children, teens, and adults; areas for programs, classes, and workshops; public restrooms; and seating areas. Langan oversaw the stormwater management, ULURP approval conditions, and long-lead permits from city agencies; provided preliminary design drawings; and prepared final construction drawings. We also surveyed aboveground utilities including manholes, catch basins, inlets, and valve locations, as well as underground utilities and pipe sizes. The library will be New York City’s first Net Zero library, complete with a rooftop solar panel array and other energy-saving measures.

Industrial Marine Facility Demolition and Remediation

OVERVIEW
For over 60 years, this 42-acre property has served as an oil and gas pipe yard and shipping terminal. The primary project challenge was completing management of demolition and remediation prior to termination of the client’s lease without disrupting shipping activities. Additionally, the property is situated in a low-lying area abutting the Intracoastal Waterway and levee system, which is prone to flooding and requires special permitting. Langan completed soil and groundwater, regulated materials, and naturally occurring radioactive materials assessments; managed demolition of buildings and structures; developed and implemented remedial plans and a Self-Implementing Cleanup Plan; and completed and managed permitting of the project with the Department of Natural Resources, Office of Coastal Management, Army Corps of Engineers, and Local Levee District. We delivered the project within the required timeline and our client exited its lease without penalty after receiving No-Further-Action letters for 15 Areas of Interest from the Louisiana Department of Environmental Quality (LDEQ) Remedial Action and Corrective Action Program, a closure letter from LDEQ Office of Environmental Compliance, and a letter of acknowledgement from the United States Environmental Protection Agency, Region VI.

Lafayette College – Rockwell Integrated Sciences Center

OVERVIEW
The Rockwell Integrated Sciences Center is a 100,000 SF, state-of-the-art building located in the heart of Lafayette College’s historic Anderson Courtyard. The facility provides space for the biology, computer science, and environmental studies and science programs, as well as a learning plaza, green roof, and outdoor areas for students to gather, study, and collaborate. Langan worked closely with the building architect to seamlessly link multiple levels of interior and exterior spaces. We also designed and customized site architectural elements and an outdoor classroom area, which features a freestanding stone chalkboard and precast curvilinear planter-benches located throughout the site. The building is a LEED Platinum-certified facility, the highest industry standard for sustainability. It was designed to reduce energy consumption by 45% below the LEED baseline, with large amounts of recycled materials incorporated into the building and 75% of construction waste diverted from disposal.
