New Jersey Innovation and Technology Hub

OVERVIEW
The 12-story, 560,000 SF Innovation and Technology Hub is designed to bring together scientists and medical education. As the first phase of the larger Health & Life Science Exchange (or HELIX) project, the Hub will house Rutgers Translational Research, Rutgers Robert Wood Johnson Medical School, collaborative spaces, a 10,000 SF market hall, and a 3,000 SF restaurant. Langan’s services included traffic and utility capacities, site plan design and permitting, traffic analyses, topographic and boundary surveys, support of excavation and foundation design, environmental engineering, and dewatering support. We’re also providing oversight of caisson and foundation installations, vibration monitoring, and on-call support for environmental services during construction.

Avenue of the Arts Hotel

OVERVIEW
The Avenue of the Arts Hotel project involves the demolition of an avenue-adjacent low rise building, the parking structure, and the hotel lobby, as well as a 286,000 SF expansion. The expansion will add a double-height lobby and lounge, restaurant, pool deck, spacious ballroom, and six floors of guestrooms. The project area has a high regional groundwater table and high liquefaction potential. Langan performed a supplemental geotechnical investigation and issued a design-level geotechnical report including recommendations for dewatering, shoring, ground improvements, a site-specific response spectra, and conventional geotechnical foundation design criteria.

Godley ISD – Pleasant View Elementary School

OVERVIEW
Located in the Silo Mills master-planned community, Pleasant View Elementary School serves nearly 500 students in pre-kindergarten through fifth grade as part of the Godley Independent School District. In addition to the school facility, the 14.8-acre campus includes a playground, large athletics and play areas, and an outdoor stage with terraced seating for school and community productions. Langan provided site/civil and landscape architecture design services for the development.

555 Greenwich

OVERVIEW
555 Greenwich is a 270,000 SF, 16-story office tower designed with sustainable, clean energy technology to minimize the environmental impact of the project while providing a healthy space for tenants. The building also utilizes its concrete superstructure and foundations for thermal energy storage. Following enrollment of the site in the New York State Department of Environmental Conservation Brownfield Cleanup Program, Langan designed the site remediation, conducted a treatability study, and addressed site soil and groundwater contamination. We also prepared boundary, topographic, and utility surveys; conducted 3D laser scans of the adjacent building façade and structural components; performed construction monitoring and special inspections of the foundations; and provided subsurface investigations, a site-specific seismic evaluation, support of excavation design, and waterproofing design.

Fulfillment Center – Loveland

OVERVIEW
The Loveland fulfillment center is a 4.5-story, 3,800,000 SF facility located on an 80-acre site. The state-of-the-art space was designed to support human and robotic interaction—one of the first in the region. This will allow the facility to hold up to 50% more inventory than a typical warehouse. Langan performed a Phase I Environmental Site Assessment; conducted field investigations consisting of borings, test pits, and infiltration testing; prepared a geotechnical report; and designed the relocation of an on-site irrigation canal to avoid conflicts with public improvements. We were also responsible for the site layout, utilities, and stormwater management system, as well as a 3,000-foot public road extension, three new roundabout intersections, and the reconfiguration of five intersections.

Iron City Brewery Renovation

OVERVIEW
Created in 1861 as the Iron City Brewing Company, the Pittsburgh Brewing Company is a beloved staple in the region. The company recently moved its production to a 150-year-old former Pittsburgh Glass Works building, transforming the industrial structure into a 170,000 SF modern brewing space with capacity to produce 200,000 barrels per year. Langan provided a historic environmental review, as well as topographic survey and site/civil services for the utility infrastructure improvements and master plan. Future plans for the 42-acre site include the addition of a restaurant, outdoor event venue, beer museum, and marina.
