Norristown Riverfront Redevelopment Planning

OVERVIEW
The Norristown Riverfront Redevelopment Planning and Feasibility Study comprises approximately 30 acres of brownfield sites and former industrial properties along the banks of the Schuylkill River. Through a collaborative public and stakeholder process, the design team established a vision for the riverfront through the lens of coordinated public and private sector development. The study positions Norristown to be suburban Philadelphia’s next hip satellite neighborhood with the ability to ‘embrace the river’ through strategic environmental, economic, and social planning.

JFK Middle School

OVERVIEW
This $84-million project includes the 180,000-SF renovation of the middle school and a 19,000-SF addition that will create a new public entry to the community use spaces. Langan provided a boundary and topographic survey that assisted our engineers with the site design, including site layout, drainage, site utilities, and erosion controls. Our geotechnical team performed a subsurface exploration consisting of borings to explore subsurface soil and groundwater conditions. Langan's landscape architects worked in conjunction with the design team and prepared a set of detailed drawings suitable for permitting and cost estimating purposes, including a planting plan and site lighting plan.

Hamilton Webster Development

OVERVIEW
Langan is providing geotechnical engineering services for a 3-story, approximately 40-foot tall, mixed-use building, that will include residential units and an office wrapped around a central courtyard adjacent to downtown Palo Alto. Langan provided a geotechnical site assessment as part of the due diligence review process for the property and was subsequently provided a geotechnical investigation for the development. The project is located in a Federal Emergency Management Agency mapped flood zone and required consideration of buoyancy forces. Langan performed groundwater level monitoring on a monthly basis over the course of one year to confirm the static groundwater level is below the basement subgrade elevation so no changes to the project footprint would be required by the city.

Weiser Business Park

OVERVIEW
Langan is providing site/civil and lighting services for the proposed master plan of Weiser Business Park, which will consist of five industrial warehouses totaling approximately 1.7M SF, a 16-acre public detention pond, and a public road extension to service the buildings. The property, which used to be a private air strip, won NAIOP Houston’s 2020 Industrial Deal of the Year award for the sale transaction of Weiser Airpark.

The Plaza Coral Gables

OVERVIEW
Langan provided site/civil, geotechnical, and pre-demolition hazardous materials services for this mixed-use development located within three city blocks in Coral Gables, Florida.  The project consists of several high-rise towers, an eight-level podium and several townhome structures.  The development also includes retail, hospitality, office and residential spaces.

CUNY City Tech Academic Complex

OVERVIEW
Located in downtown Brooklyn, this 8-story, 350,000-SF academic building provides state-of-the-art laboratory spaces for the college’s science and healthcare programs. Building features include an 800-seat gymnasium and a 1,000-seat auditorium. Langan’s site/civil engineers provided site, grading, drainage and utility plans, as well as all necessary regulatory approvals and permitting services including a mid-block pedestrian crossing on Jay Street and sidewalk improvements. Our geotechnical engineers conducted a subsurface investigation and provided foundation recommendations. The project is registered for LEED Silver certification.
