Disston Playground

OVERVIEW
Located in Northeast Philadelphia, Disston Playground serves as the recess yard, gym, and after-school hangout for two neighboring schools. The playground underwent a renovation through Philadelphia’s Rebuild program, with upgrades including new equipment, walkways and play surfaces, seating, an adult fitness area, landscape improvements, and updates to comply with the Americans with Disabilities Act. Langan worked with Philadelphia Parks & Recreation on a comprehensive review and update of the standard playground reconstruction guidelines to address new regulatory requirements and incorporate lessons learned. We also helped design various playground areas and develop an asphalt loop track for trikes and an ADA-compliant walkway.

Moynihan Train Hall

OVERVIEW

Moynihan Train Hall is a $1.6 billion world-class transit hub located within the James A. Farley Building and across from New York Penn Station. At 255,000 SF, the development nearly doubled the available concourse space and provides access to Amtrak, NJ Transit, New York City Transit subway, and Long Island Rail Road. Prior to completion of the train hall, an average of 650,000 people traveled through Penn Station daily, triple the number it was built to handle. With the expansion, the hub can now accommodate one million commuters daily.

Langan has worked on the redevelopment project since 2000, first providing a design-level site survey of the building to inform concepts for its exterior, as well as boundary, topographic, and subsurface utility surveys. We later returned to the site to perform high-definition 3D laser scanning of the structure (including the tracks below the Farley Building), building interior, and rooftop.

Our continual involvement in the project led to the introduction of many emerging technologies throughout the duration, including 3D laser scanning in its early stages and the “Scan to BIM” process. By combining traditional land surveying techniques, 3D laser scanning, and 3D modeling, Langan provided precise survey data that allowed the design team to work directly in a 3D environment and extract information in real time.

We also planned and performed the geotechnical investigation, foundation design recommendations, and special inspection of test borings. The redevelopment increased existing column loads and required construction of new columns to carry loads of up to 1,000 tons. The fieldwork was coordinated through Amtrak, which has jurisdiction over the track level area. As a result, all drilling was performed at night, using portable, skid-mounted drill rigs to drill through the passenger platforms. Train service was not disrupted and power was maintained to all areas of the station during drilling operations.

Midpoint Miami Logistics Park

OVERVIEW
Midpoint Miami Logistics Park is a 311,000 SF speculative warehouse located on an 18-acre site. Langan is providing multidisciplinary services for due diligence and construction plan approval, including completion of an environmental site assessment, identification of contaminated areas, and preparation of a soil management plan. We are also assisting with closure through engineering and institutional controls, developing the stormwater management system to avoid areas impacted by historical onsite fill and regional impaired water quality, and designing required offsite roadway and utility improvements.

American Legion Veterans Affordable Housing

OVERVIEW
The American Legion Veterans Affordable Housing project is a five-story residential building providing furnished apartments for homeless veterans. Langan is supporting phase II of the project, which includes 18 additional apartments (supplementing the six apartments built during phase I), 1,800 SF of event space, and offices and amenity space. Langan completed the site design survey, site design, and streetscape design; prepared a traffic statement, neighborhood impact report, and planning report; and prepared and submitted a Flood Hazard Area Control Act individual permit because of the project’s proximity to the Hudson River. We also provided testimony at the site plan hearing for site design, traffic impact evaluation, and the planning justifications for the variances being sought.

The Beam

OVERVIEW
The Beam is a five-story apartment complex with 203 rental apartments, on-site parking, and amenities including an all-seasons pool, outdoor theater, rooftop gathering area, gym, climbing wall, and pub. Langan provided enhanced schematic design, including approved permitting drawings and necessary revisions; prepared site engineering plans during the construction document phase; designed two amenity spaces, site lighting, and planting; and developed exterior pedestrian spaces, decorative vehicular pavements, and the entrance stairs and handrails. We also reviewed construction documents in coordination with the recommendations from our geotechnical report and prepared applicable specifications, including earthwork, ground improvement, and structure monitoring.

590 Harrison Avenue

OVERVIEW
The Patricia Court project encompasses a subdivision with five single-family homes on a private cul-de-sac, replacing a commercial building formerly located on the site at 590 Harrison Avenue. Langan provided a zoning analysis, density calculation, two sketch plans utilizing existing survey information, and preliminary subdivision plans for the project. We also developed a Stormwater Pollution Prevention Plan, performed deep testing and percolation testing, obtained a permit to open trench within Harrison Avenue, prepared a maintenance and protection of traffic plan for the necessary lane closures, and conducted 40 hours of inspection.
