Seton Hall University – University Center

OVERVIEW
Seton Hall University’s University Center is located in the center of its main campus in South Orange. The 190,000 SF facility replaced a 50-year-old university center and the Duffy Hall building, which houses cafeteria and dining areas, classrooms, a bookstore, administrative offices, and a theatre. Project challenges included the presence of existing infrastructure supporting the campus, considerable grade change throughout the footprint, and the need to maintain continuity of campus operations, resulting in the development of temporary dining facilities.

Pocono Raceway

OVERVIEW
Pocono Raceway renovated its Paddock Area to deliver a more immersive, modern fan experience. This project followed a tight timeline, requiring the site to be demolished, designed, approved, and constructed between the Pocono NASCAR Cup Races in July 2022 and July 2023. Langan prepared a geotechnical engineering study, conducted geotechnical test borings, provided site/civil design documents for permitting and construction, and submitted soil erosion and sediment control permit applications to the Monroe County Conservation District. The renovation remained on schedule throughout the project, opening in time for the 2023 race.

Gansevoort Peninsula

OVERVIEW
The Gansevoort Peninsula project transformed a former industrial site into a 5.5-acre green oasis as part of the continued build-out of Hudson River Park. Public amenities include a resilient rocky beach with direct access to the river, boardwalks, a large sports field, a dog run, fitness areas, pedestrian promenades, restrooms, and concessions. Langan advised on measures concerning coastal erosion and sea level rise, provided recommendations for keeping the park above high tide, and designed the surcharge program to stabilize and raise the site. Additionally, we designed the stabilization of the park edges while mitigating the unique challenges of each area: the southern edge is affected by ocean waves and consists of an engineered rock slope, the northern edge contains a marsh protected by a stone revetment, and the entire peninsula is subject to the reversing currents of the Hudson River.

South Norwalk Elementary School

OVERVIEW
Located on a 12-acre site, South Norwalk Elementary School is the city’s first new elementary school in over 40 years. The project includes demolition of existing buildings and construction of an 86,000 SF school for approximately 600 students in preschool through fifth grade. Langan is providing programming and schematic design, design development, construction documents and administration, traffic analysis and assessment, and a boundary and topographic survey. This project will create an accessible, safe, and inviting campus for students and faculty through the development of the school, new vehicular and pedestrian circulation, play areas, an outdoor learning area, and multi-purpose fields.

DFW American Airlines – Catering Facility

OVERVIEW
American Airlines opened a 214,000 SF catering facility to serve its hub at Dallas/Fort Worth International Airport (DFW). This project is part of a larger redevelopment effort throughout the southwest portion of DFW. Langan performed a geotechnical investigation, a wetland and habitat assessment, and a Phase I Environmental Site Assessment, which led to a Phase II Environmental Investigation with soil sampling. We also completed a detailed traffic impact analysis to determine the facility’s impacts on the adjacent roadway network and provided landscape architecture and lighting design plans in accordance with the DFW Development Design Guidelines.

Cold Summit Storage Distribution Center

OVERVIEW
This 350,000 SF cold storage distribution center is a multi-tenant facility located on a 33-acre parcel within an industrial park. Site improvements include stormwater retention and infiltration basins, rail service and loading docks, employee and truck parking facilities, desert landscape design, buffer walls, and security fencing. Langan provided designs for retention layout, grading, earthwork, drainage, stormwater management, and utility connections and relocations. We also developed the conceptual landform design, which set the site landscape framework. We chose native, desert species to provide a regional context, celebrate local plants, and limit irrigation and maintenance with drought-tolerant vegetation.
