Rockefeller Logistics Center

OVERVIEW
Langan provided a variety of services for the design and construction of the Rockefeller Logistics Center in Piscataway, New Jersey. The site was initially purchased by Lincoln Equities Group, who obtained industrial warehouse approvals, and then sold the property to Rockefeller Group, who reconfigured the project design. The project includes approximately 2.1 million SF of state-of-the-art distribution and fulfillment space, with multiple building footprints ranging in size from 200,000 to 725,000 SF and building clear heights as high as 40 feet with ample loading docks and cross-dock layout. Just one mile from I-287, the former brownfield site is now one of the largest Class A distribution parks in the region.

Heritage Park Mapping

OVERVIEW
Langan performed aerial sUAV drone photography and detailed topographic mapping for this existing facility, which will become the new training center for Orlando City Soccer Club. The project is located at Heritage Park, which is the original spring training facility for the Houston Astros. Utilizing the ground control points acquired using RTK GPS, Langan completed aerial triangulation to generate interior and exterior photo parameters for the accurate horizontal and vertical placement of the aerial imagery within the project coordinate system. A Digital Terrain Model (DTM) was then photogrammetrically prepared for the entire 67-acre project area. Langan also provided site/civil engineering services, including developing an erosion and sediment control plan and site permitting.

Williams Lake Resort Community

OVERVIEW
The Williams Lake Resort project is a complete redevelopment of the former Williams Lake Hotel. Situated on 779 acres, the sustainable resort includes the Williams Lake Hotel and Spa, wellness and recreational areas, five residential villages, a clubhouse, and a historic interpretive center. The Hotel and Spa is on track to achieve LEED certification. Langan provided site/civil engineering and due diligence for the project, which was split into three main phases: Progress Plan Submission, Bulk Subdivision and Site Plan Approval, and Construction Documents and Construction Support. Langan coordinated with various local and federal agencies to obtain permits and approval for this extensive project.

Penn Kelly Writers House

OVERVIEW
Built in 1851, Kelly Writers House is one of the oldest building on Penn’s campus. The 7,585-SF house has been a forerunner at Penn in interactive webcasting, livestreaming, and creating audio and video recordings. Langan designed utility connections to serve the building, developed soil erosion and sedimentation controls, and prepared the required regulatory plan. Langan worked closely with the architects to address selective demolition and protection of sensitive features within the compact work area. Our team supported the foundation design of the next addition at the front porch of the historic structure, which was being renovated and expanded to include a below-grade level. Langan performed a geotechnical field investigation to develop an understanding of the subsurface conditions at the front end of the structure and performed an in-depth review of the record plans for the structure. We assisted the structural engineer in developing a shallow foundation system design that would support the new basement and the expanded porch and front room space.

OVERVIEW
In support of this Real Estate Investment Trust’s expansion and redevelopments efforts, Langan has assisted on evaluating sites for acquisition, ground up development, redevelopment/revitalizing of existing plazas through site upgrades and outparcels development. Langan also assists Regency Centers with construction coordination and oversight, as well as permit expediting services. The work has spanned multiple states and has allowed Regency to complete site improvements on-time and on-budget in the current competitive retail landscape.

Japantown Mixed-Use Housing

OVERVIEW
Langan provided geotechnical services for a mixed-use project in San José’s Japantown neighborhood. The site occupies a 3.8-acre parcel and combines two properties. Development plans include a 518-unit apartment community, 19,000-SF retail area with restaurants, and retail. Langan conducted geotechnical investigations to evaluate subsurface conditions and provided design recommendations for the proposed development. Our team is also providing on-site construction observation and testing during site preparation, grading, placement, installation of building foundations, shoring, and testing of tiebacks.
