Spring Oak Traditional Neighborhood Development

OVERVIEW
The 184 unit Spring Oak project is the first Traditional Neighborhood Development (TND) project in Charlestown Township to be designed in accordance with the townships new conservation & TND ordinances. The site includes a total of 65 acres of moderately sloping Chester County agricultural land along Whitehorse Road. Langan served as the project design site/civil design engineer, traffic engineer, stormwater management design engineer and has assisted in the overall project planning.

New Britain Walk

OVERVIEW
New Britain Walk is a single family village-style (Traditional Neighborhood Design – TND) residential community located in the heart of New Britain Township. Langan provided full service land development engineering for the design and construction of the 88 single family homes in this traditional neighborhood setting.

Langan provided engineering design services including extensive off-site roadway improvement work as well as traffic engineering. Langan also coordinated the regulatory approvals for the County Soil Conservation District, the Pennsylvania Department of Environmental Protection PADEP) and the Pennsylvania Department of Transportation.

Country Club Knoll

OVERVIEW
Country Club Knoll is a mixed single family residence/ townhouse community located in Warwick Township. Langan was retained to provide full service land development engineering for the design and construction of the 9 single family and 44 townhouse unit development.

This fast track project was designed and received Township approval in less than 2 months. Langan coordinated the regulatory approvals including the county soil conservation district and the state department of environmental protection

Hanover Meadows

OVERVIEW
Hanover Meadows is a 617 unit mixed-use development on approximately 150 acre site located in New Hanover Township. Langan developed and engineered the plan for the age restricted retirement village, life-care facility and full-care facility which is part of the overall Master Mixed-Use Development. Langan is provided full service land development engineering and surveying services for the design of this development.

NorthXNorthwest

OVERVIEW
Langan provided geotechnical, traffic and evironmental engineering, survey and construction oversight services for the development of this new, 16-story apartment building with 270 units – a 434,000 SF expansion to the existing Museum Towers apartment building located in the Logan Square neighborhood of Philadelphia.  The new construction also included a four level parking garage and two rows of townhome structures in addition to improvements to the neighboring Matthais Baldwin Park and signalization upgrades at the two intersections along Spring Garden Street.

Arbours at Eagle Pointe

OVERVIEW
Langan provided engineering and surveying services for the new 332-unit active adult community located in northeast Philadelphia. Formally the site of the Byberry State Hospital, which comprised of approximately 80 acres that were occupied by numerous abandoned hospital buildings. Twenty-five acres of the site remains as open space and will not be developed. Single story homes/townhouses/carriage houses, a clubhouse, associated amenities, parking and landscaping comprise the remaining 55 acres.

Yorktown Adult Community

OVERVIEW
The Yorktown Adult Community is a townhouse development planned for the active adult population located in Warwick Township, Bucks County. Langan provided full service land development engineering for the construction of 58 residential units, a clubhouse and a child care facility. The 15-acre site is located directly adjacent to the Warwick Municipal Center and Park. Significant coordination with the Township occurred to appropriately provide for the landscaping, grading and recreational opportunities for both properties. Offsite roadway improvements were developed and reviewed by Pennsylvania Department of Transportation to accommodate access to the site.

Washington Square

OVERVIEW
Washington Square is a Neighborhood Mixed Use Residential Development in East Vincent Township, Chester County, Pennsylvania. The site is 32.5 acres and the proposed density is 137 units including a mix of 39 proposed single-family homes, 82 townhouses, 14 twins, 2 existing dwellings to remain and a 10,000 SF daycare center.

The project consisted of proposed public streets, alleys and shared driveways, along with various site amenities including a central plaza, walking paths throughout the community, and a trail system connecting the natural areas of the site to the development.
