The Shops at Atlas Park

OVERVIEW
A former brownfield site, this lifestyle center consists of a two-acre "green" area surrounded by shops, restaurants, and a cinema. Langan provided environmental, surveying, geotechnical, and site/civil engineering services for this redevelopment.

Cascades Park

OVERVIEW
Langan was a subconsultant for design consulting and engineering oversight for the Cascades Park remediation project, a former coal gasification plant and landfill Superfund site that was remediated by the City of Tallahassee under an Administrative Order of Consent with the U.S. Environmental Protection Agency. The site was redeveloped into a multi-use public park.

Haddon Township Redevelopment Area A

OVERVIEW
In 2002, Haddon Township adopted a redevelopment plan for the Haddon Avenue corridor. The 6+ acre site included multiple dilapidated, abandoned and underused Brownfields sites with suspected environmental impacts and designated a Brownfield Development Area (BDA) by the NJDEP in September 2008. To facilitate the completion of environmental investigation and remediation activities for the Brownfield sites, Langan assisted Haddon Township in obtaining grants through the NJDEP Hazardous Discharge Site Remediation Fund (HDSRF) program. Langan prepared and obtained approval of multiple HDSRF applications resulting in approximately $3,500,000 being allocated to Haddon Township to complete the investigation and remediation of the Brownfield sites. The site has been redeveloped with a mixed use transit village including retail space and apartments spread over seven four and five story buildings and a community clubhouse.

Bronx Terminal Market

OVERVIEW
Adjacent to the Harlem River and immediately south of Yankee Stadium, the redevelopment of the 18-acre portion of the Bronx Terminal Market included demolition of several of existing buildings, and development of approximately one million square feet of new retail, restaurant and neighborhood services, structured parking for 2,800 vehicles, and a 250-unit hotel.

Hudson Yards Redevelopment

OVERVIEW

This major New York City rezoning and redevelopment, under the joint guidance of The City of New York, the Metropolitan Transportation Authority (MTA), Hudson Yards Development Corporation (HYDC) and State of New York initiatives, is in the process of reinventing the Hudson Yards area in Midtown Manhattan. Once complete, the site will include more than 17,000,000 SF of commercial and residential developments and 14 acres of open park space, as well as a cultural venue, 750-person public school and 200-room luxury hotel.

Langan’s extensive knowledge and understanding of the overall West Side redevelopment plans, MTA No. 7 subway line design, and Eleventh Avenue Viaduct reconstruction has been critical to private development and agencies alike. Interaction and close coordination with agencies such as the MTA, HYDC, New York City Economic Development Corporation (NYCEDC), New York City Department of Transportation (NYCDOT), New York City Department of Environmental Protection (NYCDEP), and Amtrak have been paramount to success of each project.

FOUNDATIONS FOR EAST YARD PLATFORM COMPLETE

Hudson Yards creates real estate out of thin air – literally. Two “platforms” will bridge over 30 active train tracks and will support towers, mid-rises, and public open space. Langan was the geotechnical and environmental engineer for the east platform, which is supported by 380 high-capacity caissons that transfer loads from the platform and buildings into the underlying bedrock.

Langan played a key role in helping to move east platform construction forward. Our unconventional approach to caisson load tests and integration of geotechnical and environmental field work translated into signification foundation construction time and materials savings. The completion of the east platform is a milestone for the project and sets the stage for vertical development, which will ultimately help to reinvigorate Manhattan’s Far West Side.

Newark Downtown Redevelopment – Prudential Center

OVERVIEW
Located in the center of downtown Newark, the Prudential Center site previously included  the Four Corners Historic District and the Old First Presbyterian Church Cemetery, which was converted to a parking lot a parking lot in the 1950s. The project entailed historic research for the property to determine the usage of the property; submitting an Application for Project Authorization to demolish three buildings which were part of the Four Corners Historic District; conducting Historic American Building Surveys on these buildings as part of the resolution; monitoring for human remains during the demolition of the Central Railroad of NJ station as part of the resolution; and exploratory trenching in the former cemetery to determine if any human remains were still interred. Monitoring uncovered 2 sets of human remains and trenching uncovered an additional 40 sets of remains. This resulted in a Phase III Archaeological Data Recovery to remove all human remains still interred in the former cemetery. A group of 60 archaeologists, headed by Langan, worked for 9 weeks identifying and removing over 2,300 sets of remains and associated artifacts.
