Beltway 8 & Beamer Road, Speculative Warehouse

OVERVIEW
This 140,000-SF speculative industrial warehouse was developed on an 11-acre site along Beltway 8. Langan provided site/civil, traffic, and landscape architecture services, including site design for the building, truck courts, parking, access, detention, and utilities. We addressed floodplain impacts through mitigation design, drainage planning, and ADA-compliant access solutions to support efficient permitting and project delivery. The project also required complex coordination for off-site utility extensions, multiple agency approvals, and crossings beneath infrastructure.
