As our communities expand, grow and are re-imagined, old challenges to successful placemaking become new again.  Langan has provided our services on a number of mixed-use developments ranging from those located in dense, urban areas, to repositioning existing development sites, to streetcar suburbs, to exurbs and neo traditional neighborhood development projects. Regardless of the context, today’s challenges call for a design and engineering balance between the reality and convenience of private passenger automobile travel coupled with the desire for a well-scaled and compelling pedestrian realm that often includes features such as pedestrian-oriented civic spaces, plazas, rooftop landscapes, curbside dining experiences and other amenities all interconnected by a contiguous sidewalk system.

Temple University Aramark STAR Complex

OVERVIEW
The Temple University Aramark Student Training & Recreation Center (STAR) Complex sits on a 4-acre site and includes an enclosed 60-yard football practice field, recreational facilities, a neighborhood recreational track, classroom space for the College of Public Health, green stormwater infrastructure, and a landscaped entry plaza. Langan provided site/civil engineering, landscape architecture, and survey services to facilitate the development. In addition to providing design and engineering services, Langan was responsible for securing land development permits from the Philadelphia Water Department and the Pennsylvania Department of Environmental Protection.

St. Joseph’s University – Retail, Parking, and Streetscape

OVERVIEW
Langan developed a context-sensitive campus streetscape design for a new campus bookstore, cafe, and restaurant that will front a new parking structure on campus. The site incorporated intensive stormwater management planning to comply with evolving Philadelphia Water Department regulations. The urban streetscape incorporates large planting trenches below the paving to provide a sustainable rooting area for street trees.

Hotel Monaco

OVERVIEW
Langan provided full site/civil engineering and permitting services for the renovation of the landmark Lafayette Building, located in the prestigious Old City historic district, into a four-star Kimpton Monaco Hotel, restaurant and roof-top lounge. Langan landscape architects designed a rooftop garden featuring a large central planter with seating that serves as banquette seating and supports lush plantings.

Franklin D. Roosevelt Four Freedoms Park

OVERVIEW
Designed by renowned architect Louis Kahn, the 4.5-acre park and plaza sits at Roosevelt Island's southernmost point. The site is immediately across the East River from the United Nations, and features a landscaped open garden and plaza area for passive public enjoyment, promenade along the river, forecourt, sculpture court and front plaza overlooking the river with views of Manhattan, Queens and Brooklyn.

Pier 53 – Washington Avenue Green

OVERVIEW
Langan was retained to support the design-build improvements at Pier 53. The overarching goals of the project were threefold: ecologic enhancement, public access and community involvement, and balancing these priorities. The project sets a precedent for a larger program by serving as a template for ecological enhancements that will be effective for the adaptive reuse of industrial waterfronts. The ecological restoration will serve as a model for the proposed development of the entire 30-acre South Wetlands Park.

St. Joseph’s University – Sweeney Field Restoration

OVERVIEW
Langan provided site/civil, geotechnical, and permitting services for the overall restoration and rehabilitation of the St. Joseph's University Sweeney Field and the surrounding running track. Langan also provided civil and structural engineering services for the expansion of the bleachers and press box. Our team planned the project to eliminate the need for stormwater permitting, prepared restoration plans, and designed drainage improvements to alleviate problematic existing drainage conditions. Additionally, we provided a topographic and utility surveys, drainage investigation and evaluation, and site engineering design and construction documents. The university required a fast-track design and construction schedule in order to accommodate their athletics schedule. Langan administrated the design, bidding, and construction to meet the demanding schedule requirements.

Voorhees Town Center

OVERVIEW
Voorhees Town Center is mixed-use center of community activity, consisting of 850,000± SF of retail space with 575,000± SF of residential living space. Langan provided geotechnical, traffic and site/civil engineering, landscape architecture, and construction coordination services. The project included amenities such as a large pedestrian plaza outside of the new mall entrance, a landscaped boulevard extending from the mall to Echelon Road and the adjoining residential communities, broad sidewalks that allow for outdoor seating and strolling, open spaces for passive recreation, and the preservation of an old-growth wooded hill.

Rutgers University – Livingston Campus Mall

OVERVIEW
The Livingston Campus Mall project redesigned a 1.5-acre promenade through the center of this Rutgers campus. The mall serves as the primary pedestrian connection for residence, classroom, library and dining facilities. The west end of the mall was integrated with the new Livingston Campus Student Center. To develop a unified design, Langan worked with key campus staff to conceptualize a design theme of small plazas connected by the cohesive paving patterns of proposed walkways.

Blue Back Square

OVERVIEW
This urban mixed-use redevelopment is the centerpiece of two large city blocks, providing retail, office, residential and municipal space within the existing town center. It includes the regeneration of a brownfield site, expansion of civic facilities and public open-space, a mix of large and small format retail shops, two municipal parking garages, restaurants, professional and medical offices, a health club, and residential condominiums and apartments.

111 Murray Street

OVERVIEW
Langan provided a variety of services for 111 Murray Street, a 64-story, 157-unit luxury condominium building in Manhattan's Tribeca neighborhood. The development features an outdoor public plaza and private amenities areas over structure at ground level directly off of Manhattan's West Side Highway. The 10,000-SF public plaza features a custom water feature, open lawn, sculpture, seating and extensive planting. These rooftop gardens are supported by a complex roof structure designed to accommodate the changes in grade and thicker soil profiles to support plant material. Langan served as the landscape architect of record for the project, preparing the detailed design of all rooftop components including planting, furnishings, decorative pavements and public plaza water feature. Langan also designed the support of excavation and obtained city agency approvals from DOB, DEP and City Planning.

Bedford Square

OVERVIEW
Langan has been providing site development consulting services for the redevelopment of the existing YMCA in downtown Westport, which included demolition of portions of the existing building, rehabilitation/reuse of the historical components of the building, and the creation of additional retail and residential space. Our landscape architects worked within diverse architectural styles in downtown Westport to create a pedestrian landscape and new place for gathering unique to the downtown district, one that fits the historical and contemporary character of this quintessential New England town established in 1835. Our landscape team designed streetscapes, plazas, alleys, site architecture, lighting, and plantings—all on a rooftop.

Princeton Junction Transit-Oriented Development

OVERVIEW
Langan professionals worked with a team of planners, architects, traffic engineers, and financial and public relations consultants to create a plan for a mixed-use transit-oriented development. In addition, the team was tasked with creating a visioning plan for a potential off-site Main Street that flanks the train station in West Windsor, New Jersey. The conceptual design for the site and streetscape alternatives was presented to community residents and stakeholders over a series of meetings to provide input during the planning process. Langan was responsible for the design of streetscapes, public spaces, trail connections, innovative stormwater management, roadway design and site lighting for the conceptual design.

Queens Plaza – Dutch Kills Green

OVERVIEW
Langan provided multi-disciplinary services in the areas of urban design, streetscape, site/civil, environmental and traffic engineering and NEPA review services for a bicycle and pedestrian improvement project at Queens Plaza. The plaza is the gateway connecting the Queensboro Bridge to Long Island City and is a highly traveled area. Langan prepared site engineering drawings that consisted of grading, drainage, utility, builders pavement plans, roadway profiles, signing, striping, traffic signal, and maintenance and protection of traffic (MPT). At the start of the project, Langan worked with the multi-disciplinary design team to develop the concept of ‘the blue thread’, a system of interconnected urban wetlands that would filter runoff water from the Queensboro Bridge and the elevated railway structures.

Octagon Park Apartments

OVERVIEW
Langan provided landscape, site architecture, site/civil engineering and urban design services for the redevelopment of an historic Roosevelt Island hospital complex as a luxury residential development. Langan designed the adjacent streetscapes, waterfront esplanade and a 2-acre eco-park with a geothermal sculpture garden. The landscape concept was to create a blend of old and new New York, incorporating native and horticultural plant species with traditional paving, seating and lighting elements in a contemporary and artful manner.

OVERVIEW

AVE at Blue Bell Extended Stay Residences

OVERVIEW
The AVE at Blue Bell project sought to expand the Korman Communities AVE brand with this newest addition of a 270-unit, amenity rich, high-end extended stay facility. Langan provided site planning, zoning relief, and due diligence services early on in the project to facilitate discussions with township staff and support efforts to rewrite zoning for the former light industrial site to this new use.  Langan's efforts expanded into detailed site design and construction documentation for all of the site and outdoor areas, including the detailed amenity spaces.

Oosten Condominium (429 Kent Avenue)

OVERVIEW
Langan provided multiple design and construction administration services for this new eight-story, 500,000-GSF condominium that encompasses an entire block along the South Williamsburg waterfront. Langan's landscape design services included designs for ground level planting and three levels of rooftop amenity space. Our environmental engineers established a Remedial Action Plan (RAP) and Construction Health and Safety Plan (CHASP) to remediate approximately 95,000 SF of property. Langan's geotechnical staff completed a subsurface investigation, seismic evaluations, and provided recommendations for foundation design and construction. Site/civil engineering services included full engineering sets from schematic to final bid documents.

Ambler Boiler House

OVERVIEW
The towering smoke stack of the Boiler House has become an icon to the residents of Ambler Borough and to passengers traveling on the adjacent R-5 rail line. When completed, the Boiler House will contain 36,000 SF of exclusive office space, strategically located adjacent to the R-5 line. An extension of the passenger platform at Ambler Station will provide easy access to Center City Philadelphia and the surrounding area. Langan's site design focused on highlighting the industrial heritage of the site, while addressing some of the more serious contamination issues. The plan incorporated landscape elements and plant material consistent with an industrial site which still provided a level of finish appropriate for corporate offices.

OVERVIEW
This eight-story luxury residential building is located in the Hells Kitchen neighborhood on the west side of Manhattan on a site with former industrial and commercial uses. The proposed building boasts an 11,000-SF bi-level rooftop garden for residents, along with ground-level retail and commercial space on three street frontages.  Nestled at the center of the site, the rooftop garden incorporates contemporary aspects of the building architecture and notable New York park references to create a unique experience for residents. Additionally, Langan provided a full range of design, engineering, and environmental services including the demolition of existing structures, removal of asbestos, underpinning of adjacent off-site structures, and streetscape and utility improvements.

MD Anderson Cancer Center at Cooper – Rooftop Garden

OVERVIEW
Langan provided comprehensive planning, design and construction phase services for a 5,000-SF rooftop healing garden that will serve as a respite from the clinics and testing facilities. Custom designed planting beds will minimize rooftop loading while providing a healthy growing environment for the plants.  A thoughtfully designed drainage system will conduct water to roof drains below the paving and planting areas. The project includes a significant amount of sustainable design elements and features the use and interpretation of plants that have been used in the fight against cancer.
