Hudson Yards Redevelopment

OVERVIEW
This major New York City rezoning and redevelopment, led by Related/Oxford, under the joint guidance of New York City, the Metropolitan Transportation Authority, Hudson Yards Development Corporation, and New York State, is reinventing the once barren west side of Midtown Manhattan. Upon full completion, the site will include more than 18 million square feet of commercial, retail, and residential towers, 14 acres of open park space, a cultural venue, a public school, and a luxury hotel all built over active rail yards.

2505 Bruckner Boulevard

OVERVIEW
2505 Bruckner is a state-of-the-art urban logistics facility that delivers access to over 9.4 million people in a 15-mile radius. The 2-story warehouse is 840,000 SF with an adjacent 40,000-SF parking garage and 159,000-SF elevated truck court structure. Langan performed a geotechnical subsurface investigation consisting of drilled and cone probe borings that satisfied the New York City Building Code (NYCBC) and provided valuable soil and rock information for foundation design on this challenging site. Langan engaged in foundation and site/civil design efforts with the project design team and worked through significant coordination challenges. Langan also performed a site-specific seismic study for the site to assist the structural engineer with foundation design. The project required significant permitting efforts with various regulatory agencies, including the New York State Department of Transportation (NYSDOT), New York City Department of Buildings (NYCDOB), New York State Department of Environmental Conservation and others.

OVERVIEW
Located along the Gowanus Canal, the two-acre site encompasses an entire rezoned city block that previously functioned as a Standard Oil terminal. The development of this project included the construction of a 12-story, 323,000-SF mixed-use building, a new bulkhead, and a public waterfront esplanade through the New York State Brownfield Cleanup Program with additional oversight from the United States Environmental Protection Agency (USEPA). Our environmental engineers employed a dynamic investigative and remedial approach to usher the project through construction and remediation activities, which were completed concurrently. As part of the Brownfield Cleanup Program, the client will receive significant tax credits for the remediation and development of the property, which was transformed from a neglected site into a vibrant residential community and public park.

This urban mixed-use redevelopment is the centerpiece of two large city blocks, providing retail, office, residential and municipal space within the existing town center. 1000 Museum

OVERVIEW
1000 Museum is the first high-rise building in the Western Hemisphere designed by Pritzker Award winner Zaha Hadid. This ultra-luxury residential building rises 62-stories and stands out among its neighbors at 710-feet-tall. The project fronts historic Biscayne Boulevard in the heart of Downtown Miami. MetLife Stadium

OVERVIEW
Home to the New York Giants and Jets, MetLife Stadium is an 82,000-seat, open-air stadium constructed within the Meadowlands Sports Complex. The project was challenged by poor subsurface conditions, numerous existing site utilities, proximity to the existing stadium and racetrack, and the need to construct the proposed stadium while operating the existing Giants Stadium and utility infrastructure that serves the Meadowlands Sports Complex. The expertise of several Langan disciplines was called upon to facilitate design and construction of the stadium and maintain the project schedule. Langan provided geotechnical, site/civil, environmental, traffic engineering, surveying, permitting, and landscape architecture services for MetLife Stadium – working with the owners, design-build contractor, and a diverse team of architects and designers.

American Dream Meadowlands

OVERVIEW
American Dream is a $5-billion unique and visually compelling mixed-use development located on the Meadowlands Sports Complex in East Rutherford, New Jersey. The project incorporates exciting and participatory sports and entertainment venues, such as an indoor ski slope and skate park for the entire family. Langan provided site/civil engineering, geotechnical engineering, surveying, environmental engineering, and permitting services for the new indoor amusement park and water park component of the project.

Salesforce Tower

The new Salesforce Tower is the tallest building in San Francisco’s stunning skyline.  This 1.4 million SF, 60-story high-rise office building contains two to four levels of below-grade parking and many sustainability features. The tower will connect directly to the new Transbay Transit Center and will be linked to a large public park with ample recreational and green space.

 Langan’s environmental team is providing consulting services for this project, including soil and groundwater sampling, Site Mitigation Plan, oversight during excavation activities, project management, sampling and chemical analysis during soil handling and disposal activities.

Cranbury Logistics Center

OVERVIEW
Langan prepared a general development plan submission for this 395-acre parcel adjacent to the New Jersey Turnpike. Langan’s integrated team of site/civil, geotechnical and environmental engineers and scientists prepared a design to construct 2.8 million SF of warehouse distribution on approximately 150 acres of the site. The full build-out of the business park includes three cross-dock warehouse buildings and is one of the largest wetland mitigation projects in state history. Proper remediation of the site required impact to nearly 50 acres of contaminated wetlands. In order to minimize impacts to forested areas, sparsely vegetated uplands were excavated to form shallow concave grades to allow water to accumulate in these areas, creating an amphibian habitat. An extended 10-acre stormwater basin was also used to create additional wetlands mitigation by designing planting shelves and islands within the basins to allow for wetland plantings to grow.

OVERVIEW
This 12-story, 340,000-SF high-end office building occupies a portion of a former below-grade parking structure. Langan's services included site/civil engineering, boundary and topographic surveying, traffic engineering, landscape architecture, natural resources, and geotechnical engineering. A major project challenge was the design of a 400-space parking lot, which required substantial coordination with the existing FBI complex. The building is the first of its kind in Newark, obtaining LEED Gold certification for the core and shell, as well as LEED Platinum certification for the interior.

RWJ University Hospital – East Tower

OVERVIEW
Langan provided surveying, geotechnical, site/civil, and traffic engineering services for the RWJ East Tower, which includes nine stories of parking with two floors of office space. The project provided the hospital with over 700 additional parking stalls for patients and staff. Langan provided multi-discipline engineering services for the project including 3D laser scanning of the adjacent hospital buildings and a full intersection design for the new garage entrance.

Colgate-Palmolive Waterfront

OVERVIEW
Langan provided waterfront, geotechnical, site/civil, traffic, and environmental engineering, and landscape architecture services for the redevelopment of Colgate Center, which formerly served as the main Colgate-Palmolive production facility for more than 150 years. The project involved the construction of 1,100 LF of anchored sheet pile bulkhead, a box culvert manifold, new relieving platform, and a world class promenade with sweeping views of Lower Manhattan.

One57 stands at 1,005 feet (306 meters) tall, and consists of a 5-star, 210 room Park Hyatt Hotel and 95 premium condominiums and residences. TWA Flight Center Mobile LiDAR Collection and Mapping

OVERVIEW
Langan provided mobile LiDAR data collection, feature extraction, and mapping services for the TWA Historic Flight Center at JFK Airport, New York for MCR Development. Langan deployed its Pegasus Mobile Mapping System within JFK Airport and collected integrated video logging and LiDAR data for the project area. Langan brought the LiDAR point clouds into Leica's Map Factory and Certainty 3D's TopoDOT products to extract roadway and vertical features. The list of extracted features included signs, posts, signals, hydrants, valves, manholes, curb, sidewalk, pavement markings, centerlines, poles, overhead wires, building footprints, and storm grates.

Alameda Landing

Bronx Terminal Market

OVERVIEW
Adjacent to the Harlem River and immediately south of Yankee Stadium, the redevelopment of the 18-acre portion of the Bronx Terminal Market included demolition of several of existing buildings, and development of approximately one million square feet of new retail, restaurant and neighborhood services, structured parking for 2,800 vehicles, and a 250-unit hotel.

Langan implemented the design of a cloud-based outlet control into the stormwater management system for this project, which is located in a coastal city faced with the challenges of global climate change and the impacts of  frequent localized flooding, as well as catastrophic-scale flooding issues.

Langan’s engineers helped develop a stormwater management approach that allowed for the storage of a volume of stormwater equal to the 10-year storm across the entire site of 700 Jackson. This far exceeds the normal regulatory requirement that the redevelopment would have been subject to, which would have required no stormwater detention on the site because the redevelopment actually increases the amount of pervious surface on-site.

Taking this challenge one step further, Langan’s engineers worked with the local sewage authority to implement the design of a cloud-based outlet control into the stormwater management system, allowing the sewage authority to remotely monitor the combined sewer system, its capacity and flows in real time, and regulate discharges from the on-site stormwater detention system to avoid further overwhelming the combined sewer overflow system. This system is a significant example of one tool that can be used by urban, coastal cities to mitigate the negative impacts of combined sewer overflow systems.

The 700 Jackson Redevelopment and Resiliency Park Project includes a large, mixed-use residential building with 424 residential units, approximately 26,000 SF of commercial space, and a parking deck with 415 parking spaces for shared use by residents and the general public. The project also includes three major public areas: a brand new public gymnasium, a public park with open green spaces and a children’s play area, and a public plaza designed for public programming and activities.
