OVERVIEW
Langan is providing geotechnical, site/civil, and traffic engineering, planning, and surveying services for a proposed mixed-use development in the Journal Square section of Jersey City. The development will consist of two high-rise towers measuring 46 and 69 stories over a 10-floor podium and will include 1,725 residential apartments, approximately 89,000 SF of retail, 127,000 SF of office space, and 78,000 SF of amenities space. The development is adjacent to the Journal Square PATH Station.

OVERVIEW

OVERVIEW

Hudson Exchange West

OVERVIEW
Hudson Exchange West is an 18-acre neighborhood development project that will introduce new residential buildings, outdoor park areas, transportation access, and retail amenities to the downtown waterfront community of Jersey City.

Langan is providing geotechnical engineering services during the design development and construction development phases. Our scope of work includes a site specific seismic study, site coordination, subsurface investigation, geotechnical engineering report, and construction controlled inspections for the deep foundation installation and load tests.

Washington First Plaza

OVERVIEW
Langan provided landscape, site/civil engineering, and urban design services for the residential redevelopment on a brownfield site in downtown Jersey City. The project features a linear urban park, streetscape and a roof terrace in conjunction with a 33-story multi-use tower. A common materials palette of brick, granite and steel is utilized throughout the project that lends a Lower Manhattan ambiance to the designed spaces.

Plaza 5 Harborside

OVERVIEW
Mack-Cali’s towering 35-story Plaza 5 Harborside has approximately 1 million SF of Class A Commercial space plus an additional 6 stories of garage parking to accommodate 1,283 spaces. Langan provided geotechnical engineering, site/civil engineering, surveying and a range of related services including landscape architecture, railroad (LRT) settlement monitoring and construction inspection. Special challenges were presented in the form of a deep foundation system consisting of both 200-ton concrete-filled steel pipe piles and 9-foot diameter concrete caissons socketed into bedrock to offset tower wind loads.

Schwab Building/Plaza 10 Harborside

OVERVIEW
Mack-Cali has fully leased this 18-story building, with upwards of 500,000 SF of Class A Commercial office space, to Charles Schwab. Langan successfully resolved unique geotechnical engineering challenges by using an unusual foundation system, over 100 feet deep, consisting of 225-ton concrete-filled steel pipe piles and grouted rock-anchor tendons to counter wind-generated uplift forces. Langan provided full geotechnical engineering services during both design and construction phases, and also site/structural engineering services for adjacent park furnishings consisting of bleacher and bench seating, retaining walls, cheek-walls, free-standing walls, stairwells and steps.

Metropolis Towers

OVERVIEW
Metropolis Towers, (also known as Gregory Apartments), is a high-rise residential/retail development project in downtown Jersey City. Langan was selected to perform asbestos investigation and abatement services for the demolition of existing buildings onsite, soil investigations for chromium and historic fill contaminants, preparation of a Remedial Work Plan for the chromium, and prepare demolition plans prior to construction of the development. Design included all aspects of design for city, county and state permitting. Site constraints include the underground railroad path tunnel, city sewer interceptors and floodplain which encroach upon the site. Site design, stormwater management, sewer and utility design, landscape, lighting and soil erosion control engineering services were performed considering all site constraints while meeting regulatory requirements.

Hearst Tower

OVERVIEW
The $500 million Hearst Tower is located at 959 Eighth Avenue, just south of Columbus Circle in Manhattan. New construction includes the preservation of the six-story landmark Hearst Building facade and a 42-story environmentally friendly steel and glass tower to house the Hearst Corporation Headquarters.

Prism at Park Avenue South Apartments

OVERVIEW
Located in the Madison Square North (NoMad) section of Manhattan, this 40-story residential tower (476-FT) has a combined total of 363 apartments and condominiums. The development scope included demolition of existing structures, excavation to 30 feet below sidewalk grade, construction of the 40-story tower, and replacement of a portion of the adjacent subway station. Langan geotechnical engineers performed two phases of site investigation and provided design and construction recommendations to satisfy project needs and New York City Department of Buildings requirements. Our environmental engineers performed waste characterization and provided coordination with NYCOER that included remediation investigation and oversight, and a successful Voluntary Cleanup Program Brownfield Incentive Grant Application.

One Vanderbilt

OVERVIEW
One Vanderbilt is a 1,401-foot-tall office tower located next to the landmark Grand Central Station. The first major development under the Midtown East rezoning, the supertall tower project provided $220 million in transit infrastructure improvements, adding connections to the 42nd Street-Grand Central Terminal subway system, Metro-North, Grand Central Terminal, and future access to the Long Island Rail Road. The project also includes an observation deck, 14,000 SF pedestrian plaza connecting One Vanderbilt and Grand Central, and nearly $17 million invested in sustainable features resulting in LEED Gold and WELL Platinum certifications. Langan performed multidisciplinary services over an 11-year period, including geotechnical, site/civil, and traffic engineering; surveying; and construction inspection. Our integrated approach allowed the project to stay on schedule, despite impending delays during the excavation phase due to demolition challenges. Through an innovative excavation support system–as well as early planning, design, and permitting of major water and sewer replacements–excavation was able to start during demolition, which was a key driver in keeping the construction schedule on track.

OVERVIEW
Langan provided geotechnical engineering, New York City Transit subway coordination, and excavation support design for what will be the tallest residential tower in downtown Manhattan. Located in Tribeca, this 82-story tower combines 157 luxury condominium apartments with a five-star, 189-room Four Seasons Hotel and public plaza. The four ground floors include such amenities as restaurants, meeting facilities, ballrooms, a spa, a swimming pool, and fitness center.

OVERVIEW
Regarded as a cross between Copenhagen-style residential courtyards and a New York City skyscraper, this mixed-use, 38-story residential building in Midtown West includes 709 residential units and ground floor retail space. A massive outdoor courtyard, cut into the center of the building, adds to the structure's unique pyramid-like shape. Langan performed extensive geotechnical and site/civil work including design of a bioswale; in addition, Langan produced a Stormwater Pollution Prevention Plan.

OVERVIEW
Langan engineers provided site/civil, geotechnical, and environmental services for this condominium tower featuring dramatic, cantilevered terraces. It will be Architects Jacques Herzog and Pierre de Meuron's first high-rise commission anywhere in the world. The site, a 125-ft-wide by 100-ft-deep rectangular parcel in Tribeca, consists of two adjoined lots previously occupied by the former New York Law School (NYLS) library building. The proposed building will consist of a 60-story residential high-rise tower with a single cellar level.

This major New York City rezoning and redevelopment, led by Related/Oxford, under the joint guidance of New York City, the Metropolitan Transportation Authority, Hudson Yards Development Corporation, and New York State, is reinventing the once barren west side of Midtown Manhattan.
